Role Summary:
The Property Accountant plays a crucial role in managing the financial operations for a diverse portfolio of properties. This includes responsibilities such as accounts payable, accounts receivable, collections, common area maintenance (CAM), billing, budgeting, and comprehensive financial reporting, including profit and loss statements and balance sheets.

Key Responsibilities:
- Act as the accounting liaison for the assigned property portfolio across various departments.
- Prepare and distribute month-end financial close reports.
- Conduct financial reporting and cash management activities.
- Maintain fixed asset records and assist in annual budget planning.
- Perform CAM reconciliations and manage tenant billings.
- Ensure the integrity of financial records for the assigned properties.
- Provide training and support to entry-level accounting team members.
- Review accounting functions performed by team members and conduct initial report reviews.
- Address operational inquiries and issues on a daily basis.
- Prepare and distribute monthly financial reports, including journal entries and bank reconciliations.
- Oversee the accounts receivable process, ensuring accurate monitoring of cash receipts and tenant billing adjustments.
- Coordinate the accounts payable process, ensuring proper invoice coding and approvals.
- Maintain sales information and monitor collection activities.
- Supervise cash management procedures, including petty cash audits.
- Assist in the preparation of annual budgets and quarterly financial forecasts.
- Manage year-end reconciliation processes for various expenses.
- Coordinate payroll reporting and assist with property audits.

Qualifications:
- Bachelor’s degree in accounting or equivalent experience is preferred.
- A minimum of 5 years of experience in Commercial Property Accounting is required.
- Proficiency in both cash basis and accrual accounting.
- Strong understanding of GAAP principles.
- Ability to analyze and compile financial reports effectively.
- Capable of managing multiple properties and owners in a deadline-driven environment.
- Exceptional attention to detail and strong organizational skills.
- Ability to work independently with minimal supervision.
- High proficiency in Excel and familiarity with MS Word and Outlook.

Preferred Accounting Software Skills:
- Experience with AvidXchange, Yardi, RealPage, and SharePoint is preferred.
- Bilingual proficiency in English and Mandarin, Chinese, Japanese, or Cantonese is a plus.
