The Property Management Director will play a crucial role in accelerating the growth of InCommercial Property Group by effectively managing a team and sustaining a successful process to ensure that properties are maintained, occupied, and tenants are satisfied.
Key Responsibilities- Team Leadership: Lead an interdepartmental team to complete tasks on time, to specifications, and with accuracy and efficiency.
- Property Management System: Work in a Property Management System (currently Rent Manager but will migrate to Yardi in 2024).
- Strategic Planning: Develop and implement strategic plans, objectives, and reviews for the property management department.
- Financial Management: Develop and manage property budgets, including operating expenses, capital expenditures, and revenue projections.
- Lease Administration: Oversee lease administration; manage and monitor key/critical dates such as renewal and termination options.
- Project Management: Serve as Project Owner on major capital projects and communicate progress to key stakeholders in a transparent, consistent manner.
- Compliance: Understand various obligations as stated in the leases; pursue tenants for compliance (as needed); recommend and coordinate legal action as necessary.
- Due Diligence: Participate in the due diligence process as it relates to lease documents both for acquisitions and dispositions.
- Asset Management: Liaise with Idle Asset Manager to ensure he or she is working with accurate data and identify any assets that should be targets for disposition or acquisitions.
- Tax Appeals: Real Estate Tax Appeals.
- Real Estate Knowledge: Understand real estate documents including but not limited to deeds, title policies, ALTA surveys, legal descriptions, and leases.
- Regulatory Compliance: Ensures compliance with federal, state, local, industry, contractual, and company regulations, standards, specifications, and best practices.
- Construction Knowledge: Understand the materials, methods, and tools used to construct and repair buildings and infrastructure of properties.
- Reporting: Provide weekly updates to the COO with progress, questions, recommendations.
- Customer Service: 1 year (Preferred)

- Ability to Relocate: Chicago, IL 60661: Relocate before starting work (Required)
