About the Role

We are seeking a highly skilled and experienced Investment Management Director to join our team at NAIOP SoCal. As a key member of our organization, you will be responsible for overseeing the investment management of a broad portfolio of high-quality multifamily assets within the Central and Southeast regions.

Key Responsibilities
  • Drive Investment Strategy: Develop and implement investment strategies to drive outperformance and create value for our assets under management.
  • Asset Performance Monitoring: Measure and monitor asset performance against various benchmarks, including client objectives, pro-forma metrics, budget, and market comparables.
  • Business Planning: Develop and effectuate annual business plans through active oversight of property management, leasing, accounting, legal, appraisal, tax, research personnel, and third-party consultants.
  • Market Visits and Inspections: Perform regular market visits and property inspections for assigned assets, requiring occasional travel.
  • Communication and Collaboration: Maintain open and effective lines of communication with Portfolio Management regarding the management of their investments, including physical, financial, and leasing performance.
  • Partnership and Service Provider Management: Work collaboratively with JV partners and service providers to best serve NAIOP SoCal's interests.
  • Appraisal and Valuation: Actively engage in the appraisal and internal valuation process to ensure accurate results.
  • Acquisition Due Diligence: Perform acquisition due diligence in collaboration with acquisitions, underwriting, and engineering.
  • Document Review and Approval: Review and approve various documents related to operating and marketing the assets, including management agreements, leasing agreements, service contracts, etc.
  • Tenant Assessment and Lease Execution: Assess prospective commercial tenants' businesses and credit worthiness, and execute leases in mixed-use investments.
  • Capital Markets Knowledge: Develop and maintain knowledge regarding capital markets activity in assigned region(s).
  • Client Reporting: Review and approve required client reports in final form.
  • Relationship Building: Develop and foster productive working relationships with property management companies, brokers, and industry peers.
  • Credibility and Expertise: Establish credibility both internally and externally as NAIOP SoCal's regional multifamily investment management expert.
  • Team Collaboration: Serve as an active contributing member of the residential team and the broader investment management team, sharing best practices and shaping platform initiatives.
Requirements
  • Experience: Minimum of 7 years of hands-on institutional real estate experience preferred in one or more of the following disciplines: Asset Management, Acquisitions, Underwriting, or Property Management.
  • Knowledge and Skills: Extensive experience and strong passion for working with institutional quality multifamily investments, broad understanding of the operational and investment fundamentals of institutional real estate.
  • Personal Attributes: Excellent verbal, written, and interpersonal communication skills, effective organizational and time management skills, strong quantitative analysis skills, high proficiency with Excel & Power BI, Word & PowerPoint, proficient working with Argus Enterprise, solutions and results-oriented, creative and innovative, intellectually curious.
  • Education: Undergraduate degree is required; advanced degree a plus.
Working Conditions
  • Office Environment: Normal office environment with little exposure to noise, dust, and temperatures.
  • Physical Demands: The ability to lift, carry, or otherwise move objects of up to 10 pounds is also necessary.
  • Travel: Occasional travel may be required.
