Overview

The Senior Construction Project Manager serves as the primary representative for the Asset Renewal initiative, reporting directly to the Senior Project Manager. This role is pivotal in overseeing the replacement of aging airport infrastructure, focusing on critical systems such as mechanical, electrical, plumbing (MEP), vertical transport systems, and other essential facilities. The ideal candidate will possess substantial expertise in MEP construction and commissioning, having experience with MEP subcontractors. This position requires adeptness in managing operations within an active airport environment, ensuring minimal disruption during critical outages. Effective communication with various stakeholders is essential for success in this role. The Senior Construction Project Manager will be responsible for guiding and managing the project to ensure timely completion within budgetary constraints and contractual obligations. This role emphasizes strategic planning, goal definition, and methodical execution to meet program objectives while aligning with owner expectations and contractual stipulations.

Responsibilities

Key Duties Include:

  • Collaborating with team members and airport authorities to establish budgets, timelines, and project plans.
  • Reviewing tenant acquisition submissions for accuracy and compliance before formal submission.
  • Overseeing the acquisition process to ensure timely reviews in line with the approved schedule.
  • Drafting initial notices to proceed and related documentation as needed for project clarity.
  • Coordinating design-related requests for modifications to building structures.
  • Leading the assessment and approval of exemption requests for design document amendments.
  • Managing the acceptance or mitigation of these requests as necessary.
  • Facilitating vertical transportation design modifications for agency approvals.
  • Organizing preconstruction meetings to ensure project readiness.
  • Coordinating with airport departments to align administrative, technical, and engineering objectives throughout the project lifecycle.
  • Ensuring project scope aligns with defined goals and objectives.
  • Maintaining comprehensive documentation of the approved project scope, including agreements, reports, and specifications.
  • Collaborating with the Design Manager to address technical design issues and ensure compliance with project goals.
  • Monitoring the permitting process and ensuring adherence to all regulatory requirements.
  • Familiarizing oneself with contractual obligations and technical specifications of all facilities involved.
  • Enforcing program requirements as outlined in the Design and Construction Handbook.
  • Liaising with stakeholders to manage IT design guidelines and evolving requirements.
  • Anticipating and resolving conflicts related to design, construction, and operational safety.
  • Facilitating meetings with operations teams to discuss execution plans.
  • Creating and managing documentation processes for submittals and requests for information.
  • Ensuring compliance with quality assurance standards throughout the project.
  • Reviewing pay applications to verify completed work against contract requirements.
  • Participating in coordination meetings with designers, contractors, and stakeholders.
  • Overseeing the project closeout process to ensure timely completion of all documentation.

Qualifications

  • Bachelor's degree in Architecture, Engineering, Construction Management, or a related field.
  • A minimum of 15 years of experience, preferably in airport-related projects.
  • Proven experience managing projects exceeding $50 million in value.
  • Familiarity with various project delivery methods, including Design-Bid-Build and Design/Build.
  • Proficiency in Microsoft Office Suite and Bluebeam.
  • Knowledge of Project Management Information Systems is advantageous.
  • Experience with CAD or REVIT is a plus.
  • Strong project management capabilities and excellent communication skills.
  • Detail-oriented with strong organizational skills.
  • Relevant professional certifications are preferred.
