Position Overview:
We are seeking a seasoned M&O Project Supervisor to manage all stages of construction projects, from initial planning through to completion. The ideal candidate will possess a robust background in overseeing intricate projects, liaising with various stakeholders, and ensuring timely and budget-compliant project delivery.
Key Responsibilities:
- Project Oversight: Direct and coordinate all aspects of the pre-construction, bidding, construction, and project completion phases.
- Documentation Assessment: Review pre-construction documents and provide essential feedback to design teams.
- Status Reporting: Generate and present comprehensive reports to senior management regarding project progress and status.
- Regulatory Coordination: Work collaboratively with public agencies and project personnel to ensure adherence to all regulations and requirements.
- Financial Oversight: Supervise project budgets and timelines to ensure alignment with organizational standards; confirm that monthly budget reports accurately reflect project status.
- Contractor Supervision: Oversee daily contractor operations, evaluate construction schedules and submissions, and address contractor inquiries.
- Submittal Evaluation: Assess contractor substitution submittals for compliance with project specifications and requirements.
- Change Order Management: Review and negotiate contractor change order proposals, ensuring fair pricing and compliance with project specifications.
- Payment Management: Oversee payment processes for contractors, architects, and engineers.
- Service Agreement Administration: Manage agreements between architects and the organization.
- Project Completion: Handle project close-out processes, ensuring certification and financial closure with relevant authorities.
- Additional Responsibilities: Execute other assigned duties as necessary.
Minimum Requirements:
- Experience: At least eight (8) years of full-time professional experience in project/construction management for commercial and/or public/educational facilities, with responsibility for projects valued at $2M or more.
- Education: Bachelor's degree in Architecture, Engineering, or Construction Management from an accredited institution.
- Skills: Proficient in project management software and methodologies. Strong organizational and communication abilities.
Preferred Qualifications:
- BIM Proficiency: Familiarity with Building Information Modeling (BIM).
- Sustainability Knowledge: Experience with LEED-certified projects or the Collaborative for High Performing Schools (CHPS).
- DSA Familiarity: Understanding of the Division of State Architects (DSA) construction/design/certification processes.
