Position Overview:

The Community Operations Supervisor will collaborate with the Community Manager to oversee and manage the financial and operational elements of the apartment community while consistently delivering exceptional customer service.

Key Responsibilities:

  • Serve as the on-site leader in the absence of the Community Manager; organize and assign daily tasks, coordinate maintenance and preparation activities with the Service Supervisor, and ensure the community operates in accordance with company policies and standards.
  • Enhance resident satisfaction and retention by promptly addressing complaints, inquiries, and requests. Take necessary actions to resolve service issues following established protocols and legal guidelines.
  • Play a crucial role in the lease renewal process. Conduct home assessments as needed and evaluate any charges to the resident's account.
  • Facilitate transactions by accurately entering and updating all prospective and current resident data to maintain system integrity and operate the community management system (OneSite).
  • Support the Community Financial Specialist by adhering to the Company's established procedures related to evictions, including proper notice requirements and representation in court hearings as necessary.
  • Assist in managing owner relations by meeting with property owners, conducting community tours, providing updates on community performance, and addressing owner inquiries.
  • Support leasing and marketing initiatives by welcoming prospective residents, collecting information via the Guest Card, showcasing apartment homes, finalizing lease agreements, and aiding prospective residents in completing rental applications and credit checks.
  • Manage resident packages, if applicable. Ensure residents are informed of all package deliveries and handle 'stale' packages according to local and company policies.

Compensation & Benefits Overview:

  • The expected base compensation for this role is approximately $26.00 per hour, subject to adjustments based on qualifications, geographic pay differentials, and operational factors.
  • This position is eligible for commissions as per a written agreement.

Education and Experience Requirements:

  • High school diploma or GED is required.
  • A Bachelor's degree in Business Administration or a related field is preferred.
  • Experience in property management, sales, marketing, and customer service is essential for effectively managing the daily operations of an apartment community, including resolving customer issues, maintaining financial records, and leading a team.
  • Strong written, verbal, and interpersonal communication skills are necessary. Ability to understand and complete legal and financial documents.
  • Demonstrated mathematical and analytical skills for financial calculations and the interpretation of financial records, budgets, and other fiscal reports.

Additional Requirements:

  • A valid state-approved driver's license is required.

Physical Requirements:

This is primarily a sedentary office position that requires the ability to operate computer equipment, communicate effectively, and perform tasks such as bending, stooping, reaching, lifting, and carrying up to 25 lbs. Finger dexterity is essential.
