Maintenance Supervisor Job Description

Thrive Communities is seeking a highly skilled and experienced Maintenance Supervisor to join our team. As a Maintenance Supervisor, you will play a critical role in ensuring the physical integrity of our communities and providing a safe and secure living environment for our residents.

Key Responsibilities:
  • Perform Maintenance Tasks: Conduct unit turns, work orders, and other maintenance tasks to ensure the property is well-maintained and meets our high standards.
  • Conduct Safety Meetings and Preventative Maintenance: Schedule and perform monthly safety meetings, preventative maintenance, and manage OSHA/SDS safety and reporting requirements.
  • Maintain Grounds and Professional Appearance: Ensure the property's grounds and exterior appearance are well-maintained and meet our standards.
  • Manage Vendors: Oversee vendors such as landscapers, pest control, and other physical asset vendors to ensure quality service.
  • Manage Inventory and Budget: Maintain adequate inventory of supplies and manage tasks within budget or seek approval for necessary work that is over budget.
  • Emergency On-Call: Be available for emergency on-call duties as part of the position.
  • Perform Reasonable Duties: Perform all reasonable duties as outlined by supervisor.
  • Exceed Resident Expectations: Strive to exceed residents' expectations for excellent customer service.
  • Contribute to a Positive Team Culture: Contribute to a positive team culture and happy resident base.
Requirements:
  • Experience: At least 3 years of experience in property maintenance or an equivalent field.
  • Maintenance Experience: Maintenance experience in multi-family property management is strongly preferred.
  • Certifications: Certified Apartment Maintenance Technician (CAMT) and Certified Pool Operator are desired.
  • Computer Skills: Basic computer skills with the ability to input data and notes in English into tracking systems.
  • Driver's License: If the property operates a golf cart or other motorized vehicle, a driver's license and insurance are required.
  • Organizational Skills: High organizational skills are necessary.
  • Communication Skills: Strong communication skills are required.
  • Attention to Detail: A high level of attention to detail is necessary.
  • Customer Service Skills: Excellent customer service skills are required.
  • Leadership Skills: Experience with leading and supervising a team is preferred.
  • Budget Management: Prior experience working with a budget is strongly preferred.
  • Yardi Experience: Experience with Yardi is preferred.
  • Physical Requirements: The ability to stand and walk or sit alternatively depending on the specific needs of the day, with occasional need to bend/stoop/squat, climb stairs, push or pull, and reach above shoulder, and ability to lift/move/push/pull up to 150 lbs on occasion.
