Job Summary

We are seeking an experienced Service Manager to lead our maintenance operations team at ECI Management LLC. The successful candidate will be responsible for ensuring the smooth operation of our properties, providing exceptional customer service, and maintaining a safe and healthy work environment.

Key Responsibilities
  • Oversee the daily activities of the maintenance staff, including scheduling, work assignments, and performance evaluations.
  • Coordinate with the office staff to prioritize and manage work orders, ensuring timely completion and customer satisfaction.
  • Conduct regular inspections of properties to identify and address any maintenance or repair issues.
  • Develop and implement maintenance schedules and programs to prevent equipment failures and reduce downtime.
  • Collaborate with the community manager to ensure compliance with safety regulations and company policies.
  • Manage the maintenance budget, including ordering supplies and materials, and obtaining approvals as needed.
  • Provide training and guidance to maintenance staff on new procedures, equipment, and technologies.
  • Respond to resident service requests in a timely and professional manner.
  • Ensure that all maintenance activities are performed in accordance with company standards and regulatory requirements.
Requirements
  • Minimum 3 years of experience in maintenance operations, with at least 1 year of supervisory experience.
  • Working knowledge of HVAC, plumbing, electrical, fire protection, and energy management systems.
  • EPA certification and other required certifications/licenses.
  • Ability to work weekends and maintain 24/7 on-call duties.
  • High school graduate or GED.
  • Basic experience with Microsoft Office Suite, Internet, and other relevant applications.
Preferred Qualifications
  • Proficiency with Excel and ability to accurately perform basic mathematical functions.
  • Strong customer service and problem-solving skills.
  • Prior experience with Yardi or similar applications.
Physical Demands
  • Frequent lifting and moving of objects up to 75 pounds.
  • Frequent bending and/or stooping, and use of ladders or stepladders, to perform essential maintenance tasks.
  • Regularly climbing stairs to access upper floor apartments.
  • Frequently working outside in various weather conditions.
