Position Overview:
We are seeking a skilled and proactive Facilities Operations Manager to oversee the daily operations of our vibrant retirement community.
The Facilities Operations Manager will play a crucial role in maintaining the physical environment of the community, ensuring adherence to safety regulations. Responsibilities include preserving the structural integrity of the premises and managing all maintenance-related tasks, encompassing HVAC, electrical systems, plumbing, carpentry, painting, and appliance upkeep. This position also involves overseeing preventative maintenance initiatives and supervising the maintenance team.

Key Responsibilities:
- Utilize various maintenance tools and equipment safely and effectively.
- Prioritize and manage service requests and repairs to ensure timely completion.
- Conduct daily inspections of the grounds and facilities to uphold safety and aesthetic standards.
- Prepare vacant units for new residents promptly.
- Foster positive relationships with residents and maintain open communication with staff and vendors.
- Collaborate with the Executive Director to secure competitive bids for maintenance services.
- Adhere to budgetary constraints while managing expenses.
- Order supplies and services through established procurement processes.
- Maintain appropriate inventory levels of maintenance supplies.
- Recruit, train, and supervise the maintenance and housekeeping teams.
- Respond effectively to emergencies within the community.
- Ensure compliance with all relevant building codes and safety regulations.
- Perform regular inspections to identify maintenance needs and implement solutions.
Qualifications:
- A collaborative mindset with a genuine passion for serving the senior community.
- At least 3 years of experience in managing maintenance for residential or senior living facilities.
- A degree from a technical school or college is preferred.
- Strong customer service skills and a well-rounded technical maintenance background.
- Proficiency in HVAC, electrical work, drywall repair, plumbing, and general maintenance tasks.
- Ability to operate maintenance tools and participate in an on-call rotation.
- A valid driver's license is required.
- Experience in commercial property management or hospitality is advantageous.
