Position Summary:

The Facilities Operations Manager will collaborate with the Community Manager and Assistant Manager to enhance the net operating income of the property by effectively maintaining both the exterior and interior in accordance with Ccaafl standards while adhering to budgetary constraints.

This role is crucial in promoting resident satisfaction through timely, safe, and efficient repairs.
Key Responsibilities
1. Supervise and ensure the comprehensive upkeep of the property and its surroundings, which includes leading maintenance personnel and cultivating a proficient team of Maintenance Technicians.
2. Manage the property's operational budget and obtain competitive quotes for supplies and services.
3. Process purchase orders (POs) and invoices to maintain cost efficiency.
4. Review and prioritize maintenance requests to guarantee prompt completion and resident contentment. Efficiently manage the work order process and maintain accurate records in the designated software.

5. Oversee the maintenance, cleanliness, and safety of the community, ensuring compliance with safety regulations and supervising construction initiatives.

Reporting employee injuries promptly is also a critical aspect of this role.
6. Diagnose and repair various systems, including HVAC, electrical, and plumbing, to uphold the property's operational integrity.
7. Regularly communicate with the property manager, respond to maintenance emergencies, and follow up with residents to ensure their satisfaction. Maintain detailed records and propose cost-saving measures for evaluation.
8. Implement preventative maintenance strategies, be available for after-hours emergencies, and ensure adherence to OSHA regulations and safety standards. This includes conducting routine property inspections and maintaining a safe, drug-free workplace.

9. Actively mentor and train maintenance team members to enhance their skills and knowledge, fostering a highly capable team that delivers efficient and effective maintenance services.

Qualifications
Education & Experience:
- A minimum of two years of experience in multifamily maintenance or a combination of education and experience will be considered.
- High school diploma or GED is preferred.
- At least one year of supervisory experience is preferred.
- EPA certification is required.
- CPO certification is preferred.
- Proficiency in Microsoft Office Suite and Project Management.
- A valid driver's license is required.
Physical Requirements:
- Ability to walk, stand, climb stairs or ladders, and access various areas of the property.
- May require pushing or pulling items and reaching overhead.
- May involve bending, stooping, or kneeling.
- Dexterity of hands and fingers is necessary for tool usage.
- Must be able to see for inspections, reading blueprints, and using computer screens.
- Must be able to hear and understand verbal communications in person and over the phone or computer.
- Ability to detect sounds indicating potential issues, such as machinery noises or alarms.
- Occasionally required to lift or carry items weighing up to 50 pounds, with assistance for heavier items.
- Must be able to operate various maintenance tools, including power tools, ladders, and lifts.
- Proficiency in operating a computer, keyboard, mouse, and other office equipment.
Work Environment:
This position is based on-site and requires spending time outdoors, with exposure to various weather conditions. It may involve working in confined spaces, at heights, and in potentially hazardous areas.
