Role Summary:

As the Facilities Operations Manager, also referred to as the Service Manager, you will oversee the comprehensive maintenance of the community, which includes managing the schedules and output of the service team.

Key Responsibilities:

  • Address resident service requests and work orders; coordinate tasks with team members and ensure all requests are fulfilled to standard.
  • Conduct regular property inspections to identify and mitigate potential hazards, making repairs or delegating tasks as necessary.
  • Ensure the daily maintenance and aesthetic quality of the grounds meet company standards; manage the security and upkeep of all company-issued tools.
  • Hold regular meetings with team members to enforce safety protocols; identify and recommend training for maintenance staff; assist with property safety audits as needed.
  • Supervise the implementation and documentation of preventative maintenance programs, ensuring adherence to BH guidelines and participation in ongoing training.
  • Diagnose and repair issues in various areas including HVAC, electrical systems, plumbing, carpentry, drywall, structural integrity, appliances, and apartment readiness.

Qualifications:

  • Minimum of 2 years of progressive experience in maintenance, safety, and familiarity with heating, air conditioning, plumbing, and electrical systems.
  • At least 2 years of experience in building maintenance, repair, and preventative maintenance programs, including irrigation and pool systems, as well as appliance repair.
  • Basic computer skills are necessary to perform job functions effectively.
  • Strong communication and interpersonal skills with a collaborative mindset.
  • Ability to engage with a diverse range of individuals and clients.
  • Must provide own industry-specific hand tools.
  • A valid driver's license and reliable transportation are required.
  • HVAC certification or the ability to obtain it within the first six months of employment.
  • Certification for Type II domestic HVAC systems is mandatory.
  • CPO (Certified Pool Operator) certification or the ability to obtain it is required.

Work Schedule: The standard work hours are from 9 AM to 6 PM, Monday through Friday, with the possibility of overtime and the need to participate in an on-call rotation as business needs arise.
