PROJECT MANAGER

The Project Manager (PM) serves as the leader of the project team, tasked with the comprehensive planning, execution, delivery, and successful conclusion of designated project(s). The PM is instrumental in orchestrating and overseeing the construction process from inception to completion. Collaborating closely with the development and asset management teams, the PM ensures that design efforts meet quality standards and delivery timelines align with overarching project expectations. Reporting to the Senior Project Manager or Regional Construction Manager, the PM's responsibilities encompass a wide range of essential functions.

KEY RESPONSIBILITIES:

  • Engage actively in the pre-construction phase, which includes participating in design discussions, preparing cost estimates, developing project schedules, and drafting contract documents.
  • Provide supervisory assistance to field management, collaborating with the superintendent to ensure project success.
  • Assess field staff performance throughout the project lifecycle.
  • Organize and manage the contracting and procurement phases of the project.
  • Facilitate effective workflow and scheduling by preparing a master project schedule, reviewing daily reports from the superintendent, attending weekly subcontractor meetings, and ensuring timely procurement of materials.
  • Ensure compliance with building codes by monitoring all material test reports, scheduling third-party inspections, and overseeing the permit and inspection documentation.
  • Maintain high standards of quality control through continuous inspection of work, timely review and approval of shop drawings by architects and engineers, and engaging design consultants for onsite inspections and punch lists.
  • Oversee material management by tracking deliveries, coordinating material placement, rejecting defective items, expediting replacement orders, and ensuring proper material usage.
  • Manage cost control by adhering to best practices, reviewing subcontractor change order requests, and meticulously evaluating all monthly payment requests.
  • Ensure job site safety by conducting site inspections, evaluating work practices, tools, equipment, fall protection measures, scaffolding, and safety devices, while adhering to company guidelines during OSHA visits.
  • Promote cleanliness and effective waste management by developing and enforcing good housekeeping practices on the job site.
  • Implement a project-specific security program to safeguard project assets.
  • Monitor erosion control measures by filing Notices of Intent and ensuring compliance with all regulatory bodies as part of the Stormwater Pollution Prevention Plan (SWPPP).
  • Handle administrative tasks such as scheduling and leading monthly onsite meetings with development teams to review project status and update weekly schedules.
  • Manage contractor and subcontractor financial draws.
  • Facilitate a successful post-construction process by preparing closeout documentation and collaborating with property management representatives and subcontractors to resolve outstanding issues.

QUALIFICATIONS:

  • Bachelor's degree in Construction Management, Engineering, or a related field.
  • A minimum of 5 years of experience in the construction industry.
  • At least 3 years of experience in multifamily construction.
  • Experience managing projects valued at $25 million or more for a minimum of 3 years.
  • Preferred experience of 2 years in wood framing.
  • At least 2 years of experience supervising a team and managing projects.
  • Ability to work in both office and construction site environments.
  • Proficient in reading and interpreting plans independently.

SKILLS:

  • Exceptional verbal and written communication abilities.
  • Highly organized with the capacity to manage multiple projects simultaneously.
  • Proficient in software applications such as MS Office, MS Project, Bluebeam, Procore, and Yardi.
  • Ability to meet project deadlines and adapt as necessary.
  • Strong problem-solving skills, not just identifying issues but also providing solutions.
  • Self-motivated and team-oriented.
