Position Overview

Key Responsibilities

  • Lead assigned projects by engaging with clients, architects, engineers, and other stakeholders; develop comprehensive job descriptions, labor requirements, and material specifications for offsite modular initiatives.
  • Oversee the financial performance of all assigned projects, ensuring effective cost management, control, and forecasting.
  • Supervise daily operations of multidisciplinary teams on assigned projects, coordinating closely with Manufacturing and Engineering departments.
  • Manage project documentation and administration to mitigate back charges and claims, safeguarding the interests of RK and its clients.
  • Plan and schedule projects in a logical sequence, budgeting the necessary time to meet established deadlines.
  • Facilitate contract negotiations, amendments, and compliance among all involved parties.
  • Ensure timely acquisition, review, processing, and execution of contract agreements.
  • Establish, monitor, and update project schedules as required.
  • Coordinate the procurement of materials and equipment with the Purchasing department, focusing on a buyout strategy to meet or exceed schedule and budget expectations.
  • Negotiate, prepare, process, and execute subcontract agreements.
  • Ensure thorough review and processing of submittals, maintaining accurate submittal logs.
  • Obtain and display all necessary permits and licenses.
  • Prepare and submit all required monthly project contract valuations accurately and punctually.
  • Review, approve, and process all invoices from subcontractors and suppliers.
  • Foster and maintain positive relationships with all stakeholders, including owners, managers, designers, supervisors, tradespeople, and craft workers.
  • Develop, submit, and secure approval for billing, aiming to maintain an overbilled cash position whenever feasible.
  • Proactively manage collections, progress billing, and retention receivables, ensuring timely payments.
  • Assess, negotiate, and process change orders and conditions prior to commencing work.
  • Participate in monthly project management meetings, prepared to discuss the status of assigned projects.

Qualifications

  • Experience in offsite manufactured solutions.
  • Willingness to learn and apply six sigma methodologies.
  • Strong customer service orientation.
  • Ability to make independent decisions and supervise indirectly.
  • Initiate and maintain relationships with key personnel across departments.
  • Demonstrate sound judgment and creativity in addressing complex challenges.
  • Define program objectives and requirements, organizing projects and establishing standards for diverse activities.
  • Possess a college/university degree or equivalent experience, typically with 10+ years in a relevant field, including fiscal responsibilities.
  • Utilize advanced techniques and knowledge within the role.
  • Apply a broad understanding of applicable principles and practices to various assignments.
  • Make independent decisions regarding complexities and methodologies.
  • Act as a liaison to internal and external groups, exercising independent judgment in matters related to the function.

Physical Requirements

  • Work primarily indoors, often in dusty and noisy environments.

  • Capability to balance, kneel, squat, crouch, bend, lean, stand, walk, and climb.
  • Use of Personal Protection Equipment may be necessary.
  • Regular exposure to moving mechanical parts and varying temperature conditions.
  • Must be able to lift, push, pull, or carry objects, utilizing core muscles for support over time.
