Job Description

At Grand Peaks Property, we are seeking a highly skilled Regional Maintenance Manager to oversee the maintenance and capital projects of our properties in Colorado. The ideal candidate will have a strong background in maintenance management, with experience in managing capital projects, vendor relations, and budgeting.

Key Responsibilities:

  • Manage capital projects, including tracking and management, owner meetings, scope of work development, and city and county official coordination.
  • Work with engineers or engineering firms to track and manage projects, handle contract negotiations, and complete work approvals.
  • Responsible for project budget as it relates to maintenance or capital.
  • Assess and recommend capital improvements with budget recommendations, implementing them as needed.
  • Conduct annual maintenance inspections to company standards.
  • Evaluate suppliers and their services on an annual basis based on quality, customer service, and price.
  • Lead on-site maintenance staff in the diagnosis of problems and repairs in various areas, including HVAC, electrical, plumbing, swimming pool, carpentry, dry walling, exterior structure, and appliance.
  • Support property and regional managers with associate training and development.
  • Promote and participate in company-sponsored training.
  • Schedule preventive and floating maintenance, as needed.
  • Perform other tasks as assigned.
  • Comply with and enforce all company policies and procedures, as well as all applicable health, safety, local, and federal laws.

Requirements:

  • High school diploma or equivalent required; degree in a related field preferred.
  • Minimum 5 years of experience in maintenance management, with a focus on capital projects.
  • Strong knowledge of maintenance management principles, including budgeting, vendor relations, and project management.
  • Excellent communication and leadership skills.
  • Ability to work in a fast-paced environment and prioritize multiple tasks.
