Job Description

At Residential One LLC, we are seeking a highly motivated and experienced Leasing Specialist to join our team. As a Leasing Specialist, you will be responsible for leasing, marketing, and maintaining positive resident relations of multi-family residential apartments.

Key Responsibilities:

Leasing:

  • Qualify prospects by covering all criteria and recording all telephone and in-person visits on appropriate reports.
  • Inspect models and available apartments, and communicate related service needs.
  • Demonstrate community and apartment features and benefits to clients, and close sales.
  • Process applications for approvals, update availability reports, and ensure apartments are ready for residents to move-in on agreed dates.

Administrative:

  • Accept rental payments and provide receipts to residents.
  • Maintain current resident files, post funds to resident accounts, and distribute company or community-issued notices.
  • Assist management team with other various tasks as required.

Resident Retention:

  • Receive and respond to resident requests, concerns, and comments in a timely manner.
  • Complete maintenance Service Requests and inform the maintenance team.
  • Ensure all maintenance repairs are handled satisfactorily by contacting residents with completed Service Requests.

Neighborhood Marketing:

  • Participate in outreach marketing activities to obtain prospective residents.
  • Advise residents of referral concessions (if permitted).
  • Assist in placing, removing/updating banners, balloons, bandit signs, flags, etc.

Requirements:

  • Minimum 3 years' apartment management experience.
  • LIHTC experience and deep knowledge of tax credit programs.
  • Experience with District of Columbia laws and regulations.
  • High energy, assertive, and creative individual with excellent written and verbal communication skills.
  • Ability to successfully and efficiently lead a team.
  • Commitment to customer service focus and strong organizational and follow-through skills.
