Key Responsibilities: Conduct all business in accordance with Summerfields policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, OSHA, and all other Federal and States laws. Responsible for oversight for each location assigned by management. Monitor all day-to-day property operations, overseeing and enhancing the value of the property. Act as Summerfields primary coordinator to assure that Summerfields efforts fully meet and exceed contractual property management obligations. Ensure property is rented to fullest capacity by utilizing marketing strategies to secure prospective residents. Confirm all leases and corresponding paperwork are completed and input to the software programs accurately and on a timely basis. Ensure all administrative paperwork is accurate, complete, and submitted on a timely basis. Resolve resident concerns, requests, and emergencies on a timely basis to ensure resident satisfaction. Initiate or coordinate resident retention programs (i.e., resident functions, promotions, monthly newsletters, etc.) Plan office staff & maintenance schedules and assignments. Provide support to staff to encourage teamwork and lead as an example in creating a harmonious environment. Maintain community appearance and ensure repairs are noted and completed on a timely basis. Assure quality and quantity of market ready apartments. Maintain weekly reporting to ownership. Assist in annual budget preparation. Oversee timekeeping to ensure accurate reporting for all employees. Assist and participate in capital improvement project bidding and oversight. Conduct monthly market surveys. Complete monthly training on assigned platforms. Approve and oversee coding of AP in assigned platform. Gather and assist in all annual contracts but not limited to landscaping, cleaning, carpet shampoo/replacement, LPV or Vinyl replacement. Ensure unsafe conditions are corrected in a timely manner while following a safety first principle. All other duties as assigned. Qualifications: A minimum of 2 years on-site as a leasing consultant and/or Assistant Community Director; will consider 3 years supervisory experience in a customer service-oriented business Experience working with tools years of maintenance experience is preferred. Demonstrate ability to apply principles of logical thinking to define problems, collect pertinent data, establish facts, draw valid conclusions, and initiate appropriate course of action. Effectively convey ideas, images, and goals to a diverse group of personalities. Possess a positive attitude and the ability to smile under all circumstances. Competence in personal computer skills, keyboard, internet search, math, Microsoft Office Suite including Word, Excel, and Outlook as well as Yardi, AvidxChange, NetVendor, Rent Caf. Be able to work evenings and weekends. Pre-employment drug test and background check required. May need to utilize personal transportation. Must have valid drivers license and automobile insurance.
