Position Overview

Reporting to the Assistant Controller, the Senior Property Accountant will play a critical role across our portfolio of industrial assets.

The position is in Philadelphia, PA and is not a remote position.

Responsibilities
  • Prepares and enters journal entries in accordance with Generally Accepted Accounting Principles for assigned portfolios.
  • Provide guidance and review work performed by third-party offshore staff accounting team, including but not limited to oversight of bank reconciliations and monthly accounting workpapers.
  • Independently analyzes and explains variances in financial results (budget/forecast-to-actual and month-to-month)
  • Independently analyzes and explains variances between the General Ledger and other systems.
  • Prepares account reconciliations for property related accounts to assess validity, correctness, and appropriateness of balances; prepares adjusting entries when required.
  • Work closely with Property Management and Asset Management teams for assigned regions to closely monitor operations and impact to financials, ensuring policies and procedures followed correctly and timely, including for tenant move-ins and move-outs and annual CAM reconciliations.
  • Assists in the preparation and review of property budgets.
  • Understands lease set up in property management system (Yardi) and able to verify accuracy against executed lease document(s)
  • Understands and can independently apply our capitalization policy and work with internal parties to manage capital expenditures draw process with lenders.
  • Reviews monthly sales tax transactions and prepares required forms submitted to taxing authority(ies) in applicable markets.
  • Understands the functionality of Yardi accounts receivable transactions and fully comprehends the impact of these transactions on the general ledger.
  • Understands the CAM Reconciliation/true-up process, verifies accuracy of Yardi system calculations.
  • Assist in onboarding new properties as acquired to fold into monthly reporting process and help facilitate true up process with prior owners.
  • Records property tax accruals and/or amortization of prepaid property taxes; and trues up expense accruals and the liability or prepaid account. Ensures tax payments are made timely.
  • Comprehends policies and procedures and can provide assistance to other team members. Provides recommendations for improving current practices.


Essential Qualifications
  • Bachelor's degree in accounting/finance or related field
  • 3+ years general accounting experience
  • Proficient Microsoft Office Suite (Word, Excel, PowerPoint), Yardi Voyager, Internet and email knowledge.
  • Conscientious, detail-oriented and produces accurate financial results and reports within required deadlines.
  • Able to communicate effectively and efficiently with peers, Property Managers, and supervisors; provides a high degree of customer service to the field offices and is cognizant of situations where supervisors need to become involved.
  • Familiar with standard accounting concepts, practices, and procedures within the real estate industry
  • Display a strong sense of personal accountability to identify and work within required reporting timelines.
