Job DescriptionJob Description

In the morning, check Voicemail, email ZAC systems to review messages and mailings to ensure that all rental applicants have a response and that all work orders are opened and addressed). Please review and either manage yourself or forward to the correct staff member.

New Landlords: initial meeting with landlord, property inspection, keys, register

property, sign Property Management Package and upload to Propertyware.

New properties for rent: property inspection, initial meeting with landlord, take photos of property, keys, lockbox and rental notice, schedule showings.

Move ins and move outs: Perform the inspection process and take pictures of the

property when a tenant arrives and when a tenant leaves, filling out forms and filing.

PM Rent Collection: Second call for those who havent paid or have late fee, contact

landlord to initiate eviction process.

Evictions: initiate eviction process, contact lawyer, send all required documents to the lawyer, follow up eviction process, court day (if requested), eviction day (if requested).

Termination of Lease & notice to vacate: Contact the tenant, contact the landlord, send the required letters, schedule move out day, elaborate the list of repairs, return security deposits.

Licenses: scheduling appointments in the city and solving problems to obtain licenses. Resolve license and inspections violations

Inspections: City Inspections, S8 inspections, Underwriters, Insurance Inspections
