Responsibilities of the Property Maintenance Specialist include:

  • Diagnosing and efficiently resolving maintenance requests submitted by residents.
  • Performing general upkeep tasks such as drywall repairs, light carpentry, flooring fixes, plumbing, and electrical work.
  • Conducting thorough inspections of units before and after resident occupancy to ensure readiness.
  • Maintaining detailed records of all maintenance activities and inspections through the company portal.
  • Keeping tools and supplies organized and in good condition.
  • Identifying and addressing building maintenance issues, including electrical, plumbing, and HVAC concerns.
  • Proposing and researching potential improvements to property systems.
  • Responding to emergency maintenance calls during various hours, including nights and weekends.
  • Communicating maintenance updates to residents and the office team in a professional manner.

Qualifications for the Property Maintenance Specialist:

  • Minimum of 5 years of experience in facilities maintenance (trade certifications or Facilities Management Professional licenses are advantageous).
  • Valid driver's license and access to a reliable vehicle.
  • Ownership of a dependable smartphone (Android or Apple).
  • Able to work independently with minimal oversight.
  • Capable of performing physical tasks, including lifting heavy equipment (up to 100 lbs), standing or kneeling for extended periods, and climbing heights over 6 feet.
  • Willingness to work a flexible schedule, including evenings and weekends as needed.
  • Comfortable using computers, with proficiency in Microsoft Office Suite being a plus.
  • Strong problem-solving and critical thinking abilities.
  • Fluency in reading, writing, and speaking English.
