JOB TITLE Director of Property Management - Commercial Real Estate - full time
LOCATION Sandy Springs, GA – In office work is required.
COMPENSATION / BENEFITS Salary up to $150,000, bonus potential, generous paid time off, monthly health care premium allowance, cell phone reimbursement, 401K, employee discount program, a dynamic and supportive work environment, and opportunities for growth and development.
JOB SUMMARY We are seeking an experienced and dynamic Director of Property Management. Responsibilities include managing a 500,000 square foot office building and overseeing the management of our retail properties. The ideal candidate will have a strong background in property management, a deep understanding of commercial real estate operations and construction management, and a proven track record of delivering high-quality service to tenants and property owners. In addition will drive property performance, enhance tenant satisfaction, and lead property managers to achieve company goals.
KEY RESPONSIBILITIES
Portfolio Management: Oversee the management of office and retail properties, ensuring that all properties are maintained at a high standard and operate efficiently. Develop and implement strategic plans to enhance property value and tenant satisfaction.
Property Operations: Manage the day-to-day operations of a 500,000 square foot office building and oversee management of retail properties, ensuring they are well-maintained and operating efficiently. Conduct regular property inspections to ensure compliance with safety, maintenance, and cleanliness standards.
Tenant Relations: Build and maintain strong relationships with tenants, addressing concerns promptly and ensuring a high level of tenant satisfaction. Oversee lease administration and ensure compliance with lease terms and conditions.
Financial Management: Develop and manage annual operating and capital budgets for the portfolio. Monitor financial performance, analyze variances, and implement corrective actions as needed. Ensure properties meet or exceed financial targets.
Construction Management: Lead and manage construction projects, including tenant improvements, capital repairs, and other property enhancements. Coordinate with contractors, architects, and other stakeholders to ensure projects are completed on time, within budget, and to the highest quality standards.
Team Leadership: Lead and mentor property managers and support staff, fostering a collaborative and high-performance culture. Provide guidance, training, and professional development opportunities to ensure the team’s success.
Vendor Management: Oversee the selection and management of vendors and service providers, ensuring high-quality service and cost-effective solutions. Negotiate contracts and monitor vendor performance to ensure compliance with company standards.
Compliance and Risk Management: Ensure all properties comply with local, state, and federal regulations, including safety, environmental, and accessibility standards. Identify and mitigate potential risks to the properties and tenants.
Reporting: Prepare and present regular reports on property performance, financial results, and project status to senior management. Utilize data and analytics to inform decision-making and drive continuous improvement.
Market Analysis: Stay abreast of market trends and industry developments to inform property strategies and identify opportunities for growth and improvement.

QUALIFICATIONS
A degree in Business Administration, Real Estate, Construction Management, or a related field.
A minimum of 7-10 years of experience in commercial property management, with at least 3 years’ experience in team management.
Proven experience in construction management and tenant improvement projects.
Strong financial acumen with experience in budgeting, financial analysis, and reporting.
Excellent leadership and team management skills, with a track record of building and leading high-performing teams.
Exceptional communication and interpersonal skills, with the ability to build strong relationships with tenants, vendors, and internal stakeholders.
Knowledge of commercial lease agreements, property regulations, and compliance requirements.
Proficiency in property management and work order software.
Certified Property Manager (CPM) or Real Estate License preferred.
WORKING CONDITIONS
Work performed in a general office environment.
