Role Summary:

  • The Maintenance Specialist will oversee the upkeep and repair of shared spaces across multiple properties managed by PuzzleHR. Key responsibilities encompass mechanical systems, general maintenance, pool upkeep, vendor management, and additional tasks as assigned. Interaction with residents, board members, vendors, and staff is integral to this role. Opportunities for cross-training and professional development, including certifications in HVAC and pool operations, will be provided.
  • This essential role guarantees that all mechanical systems and equipment function optimally and that communal areas are maintained to high aesthetic standards.

Key Responsibilities:

  • Proactively identify and resolve maintenance issues.
  • Conduct daily inspections of residential and communal areas.
  • Adhere to safety protocols while performing tasks.
  • Maintain professional relationships with team members, board members, and residents.
  • Responsible for painting and touch-ups in common areas, including identifying areas needing attention.
  • Complete daily work orders as assigned.
  • Perform physical tasks, including lifting and moving items as directed, while following safety guidelines.
  • Execute maintenance tasks across various trades, including carpentry, electrical work, HVAC, plumbing, and general repairs as per work orders.
  • Utilize equipment safely and maintain it in good working condition.
  • Manage pool maintenance and chemical applications as required.

Qualifications:

  • Minimum of two years of experience in building maintenance or related fields.
  • Prior experience in condominium maintenance is preferred.
  • Proficient in handling miscellaneous repairs.

Skills:

  • Strong conflict resolution and customer service skills.
  • Positive attitude and effective communication abilities.
  • Capability to respond promptly to emergencies.

Education:

  • High School Diploma or equivalent required.

Certifications:

  • CPO Certification is a plus.

Technical Skills:

  • Proficient in Microsoft Office Suite, including Word and Excel.

Physical Requirements:

  • Ability to lift 50-100 lbs. safely.
  • Capable of working in various environmental conditions.
  • Ability to navigate properties efficiently and perform tasks requiring physical exertion.
