Job Overview

Position Summary:

The Property Management Assistant collaborates closely with Community Managers, residents, and various stakeholders to manage all facets of a property's upkeep and occupancy. This position necessitates consistent interaction with residents to ensure timely rental payments and adherence to lease agreements. The Assistant Property Manager also provides direct support to residents in resolving any property-related concerns, including coordinating with professional services.

Duties and Responsibilities:

  • Assists in the daily operations of the property, including occupancy and maintenance requirements.
  • Engages with residents regarding property-related inquiries and addresses general maintenance requests.
  • Works alongside the property management team to create promotional materials.
  • Conducts tours for prospective residents, processes rental applications, and explains occupancy terms, including lease administration and renewals.
  • Handles application processing and performs credit evaluations.
  • Collects monthly rents and maintains accurate records of payments and rental activities.
  • Assists in budget formulation and financial reporting.
  • Coordinates with external vendors for services such as waste removal, maintenance, and damage assessments for vacant units.
  • Investigates and resolves complaints, disturbances, and violations.
  • Ensures compliance with anti-discrimination laws in housing, renting, and advertising.

Education, Experience, and Licensing Requirements:

  • High school diploma or equivalent (a bachelor's degree in business, management, or real estate is preferred).
  • Prior experience in property management or real estate.
  • Any necessary state licensing.
  • Solid knowledge of property management software, including Yardi, Entrada, CRM, and Revenue Management.
