Asset Manager for retail commercial properties located in Texas, predominantly in the Houston area.

This position requires:

  • Substantial work experience in retail commercial property management;
  • Financial acumen;
  • Knowledge of real estate and contract law; and
  • Exceptional communication skills.

Formal education with a concentration specifically in commercial real estate, business or finance is preferred.

The asset manager's duties will include:

  • Manage overall physical and financial health and performance of company real estate
    assets, reporting individual and collective asset performance quarterly.
  • Manage significant capital repair and improvement projects for stabilized real estate.
  • Direct RFP processes for multi-property vendor contracts.
  • Manage property and liability insurance.
  • Manage property tax protest process for real estate portfolio.
  • Oversee annual NNN reconciliation process. 
  • Manage tenant rental delinquencies within approved parameters. 
  • Develop annual budgets for portfolio assets and perform semi-annual assessments of operating costs to facilitate decision-making regarding Q3 and Q4 expenditures.
  • Interface with tenants regarding concerns that are escalated above a property management level.
  • Interface with local government agencies concerning permitting, regulatory changes, code enforcement, condemnation, and related issues.
  • Perform property management duties when necessary due to company workload or property manager absence.
  • Supervise other staff and independent contractors.

Compensation includes:

  • Base salary, typically with annual bonuses.
  • 401k with employer match up to 5% of salary.
  • Health insurance.
  • Reimbursement for professional training, education and licenses.
  • Paid time off and company holidays.
  • Opportunity to earn equity by investing on a preferred basis in company-affiliated real estate funds.
