Summary:

Salute is searching for a Commercial Property Manager to oversee the day-to-day upkeep, operations, and enhancements of a 500,000-sf specialty facility which combines the manicured finishes of Class A commercial real estate with the sensitive infrastructure of hyperscale data centers.

The Commercial Property Manager will handle all aspects of building maintenance and operations excluding critical infrastructure systems. This position requires a strong ability to manage vendor teams and internal projects across multiple trades. The ideal candidate for this role is detail oriented, dedicated to continuous improvement, and passionate about healthy workplace dynamics.

Essential Duties and Responsibilities:


• Maintain a safe working environment


• Oversee and assume accountability for the cleanliness, appearance, and operability of the facility shell, exterior, and common areas


• Plan, budget, control, and report on both operating and capital expenditures


• Manage the performance of vendor teams to include custodial, security, landscaping, waste removal, drywall, painting, plumbing, lighting, glazing, and snow removal services


• Conduct regular property inspections to identify and remediate opportunities for improvement throughout the facility


• Ensure compliance with customer lease agreements to uphold both landlord and tenant obligations


• Address tenant inquiries and concerns to cultivate strong customer relationships


• Study, implement, and provide feedback on the internal property management manual


• Collaborate with the company's other property managers for sites throughout the country


• Partner with the Contract Administration team to manage the full lifecycle of vendor relationships from selection to offboarding


• Partner with the Critical Facility Engineering team as necessary to coordinate interdepartmental and related work


• Foster a collaborative team culture built on mutual respect and a shared mission to be the best data center operators in our industry

Minimum Qualification:


• 4+ years of experience in real estate and property management


• Thorough understanding of standard financial principles and practices


• Exceptional organizational abilities with a keen attention to detail


• Ability to effectively remediate sensitive issues, complex inquiries, or complaints without direction


• Strong problem-solving skills to address customer, employee, or management concerns efficiently


• Strong proficiency in the use of Microsoft Excel, Outlook, PowerPoint, and Word


• Willingness and desire to continue your professional development

Preferred Qualifications:


• Bachelor's degree in business, real estate management, finance or a related field of study


• Experience in Class A commercial real estate


• Familiarity with the data center industry

Physical Requirements:


• Ability to lift and carry heavy equipment, up to 40lbs.


• Ability to climb ladders and multiple flights of stairs to access elevated equipment


• Ability to stand for long periods of time in various work environments


• Ability to bend, stoop, kneel, and reach for equipment related tasks


• Basic physical fitness to respond quickly to emergency situations and navigate areas quickly


• Ability to move quickly and efficiently withing various work environments to troubleshoot issues or respond to emergencies.


• Good hand-eye coordination and dexterity for working with small components and connectors


• Clear vision, with or without correction, to perform tasks requiring attention to detail and precision while wearing safety glasses


• Ability to differentiate between color-coded warning signs, labels, and cables


• Ability to work in environments with a wide variety temperature inside a facility


• Ability to work outdoors in various weather conditions, including extreme temperatures, rain, or snow


• Capability to work in environments with elevated noise levels while wearing hearing protection


• Possession of a valid driver's license for work-related travel, as required

Physical Demands:


• Lifting requirements are intermediate and may be required to occasionally lift, carry, push, pull, or otherwise move objects up to 10 – 25 pounds.


• While performing the duties of this job, the employee is regularly required to frequently stand, walk; use hands, handle, or feel, and reach with hands and arms.

Travel:


• Limited travel may be required in this position – typically5% annually.

Additional Eligibility Qualifications:


• Must be willing to submit to a full criminal background check, the results of which may or may not bar employment, following applicable state and federal laws.


• Must be willing to submit to a drug screen, with which results will be interpreted and applied to an employment eligibility determination following applicable state and federal laws.
