The Associate Director of Strategic Real Estate, who reports to the Associate Vice President of Strategic Real Estate & Facilities Planning, oversees specific contracted staff, sustains internal business relations, and acts as a representative of Strategic Real Estate in diverse strategic corporate projects. Key Responsibilities:Internal Business Partner Relationship Management

Assist in maintaining relationships between Strategic Real Estate and the International Business Unit (IBU).Participate in quarterly meetings with the IBU CFO to raise awareness/action on project/transaction issues.Provide visibility on impactful upcoming real estate activities involving the IBU.Lead the real estate component of the BU's strategic business initiatives. Geographic Region Transaction Management Handle real estate activities and complete transactions (buy, lease, sell, reposition) for all Lilly business organizations in an assigned global region (LATAM and APAC, excluding China, Japan, and India).Manage external real estate/design/construction professionals and internal subject matter experts.Responsible for LTC real estate activities, Gov't Affairs, MRO Stores, Asset Recovery, and Mail hub.Support business relationships and engagement by providing updates on projects/issues/transaction status for SRE leader discussionsLead the internal project team comprised of operations and finance business representativesLead teams of external legal counsel, architectural/engineering firms, real estate advisors, and Incentive and labor consultants.Complete financial analysis; lease negotiation and internal approval processes.Develop and lead real estate strategy based on business goals and lead its implementation.Ensure lease data accuracy in the lease database and manage real estate activities to critical lease dates (expirations and break options).Develop annual site budgets for business.Support real estate needs of assigned owned sites (e.g., easements, permits, ownership issues).Participate as the real estate subject matter expert/leader on Sr. Leadership/Steering teams for business initiatives requiring real estate expertise, strategy, and transaction completion.Lead capital projects for space fit-out, managing design professionals, construction project managers, furniture providers, and internal teams to complete projects on budget and on schedule.Lead global site selection processes for strategic business investment and operational implementation.Participate as the real estate expert/leader on M&A projects, manage concurrent projects, and lead real estate integration post-acquisition.Lead and manage incentive and entitlement negotiations with local, state, and country government agencies. External Relationships Maintain external relationships with real estate related entities and officials related to regional and BU responsibilities.Maintain membership in external-facing real estate organizations such as CORENET or IAMC through networking/educational events and making presentations on topics of expertise.Lease and Project Data ManagementAssist the Associate Vice President – Strategic Real Estate & Facilities Planning by monitoring lease data and project data to ensure process adherence, data integrity, and identify issues/opportunities.Serve as the SRE contact to the Lease Analyst and Administrator who runs the SRE Database, reporting, rent payment process, and other administrative functions (e.g., p.o creation, invoice processing, lease compliance, 10K Reporting) by reviewing and implementing best practices.Basic RequirementsBachelors degree in business, finance, real estate or related fieldMinimum of 7 years of work experience to include a minimum of 3 years of relevant real estate experienceQualified candidates must be legally authorized to be employed in the United States.
