Position Overview

Are you enthusiastic about overseeing capital enhancement initiatives, including renovations and amenity upgrades? We are in search of a dedicated Multifamily Capital Improvement Project Manager.

We are actively seeking a Capital Improvement Project Manager to oversee various projects. The primary role involves managing all aspects of capital projects, ensuring effective client communication, adherence to timelines, budget management, and maintaining profitability throughout the project lifecycle.

Key Responsibilities:

  • Provide training and guidance to project supervisors on best practices in field management.
  • Oversee subcontractors and ensure quality of work.
  • Deliver weekly updates on the status of ongoing projects.
  • Foster strong relationships with vendors, architects, and engineers.
  • Coordinate all necessary material testing and inspections.
  • Participate in project meetings as required.
  • Draft scope of work documents, update project schedules, offer technical support, and inspect work for compliance with plans and specifications.
  • Collaborate with local utility providers to finalize approval processes.
  • Manage contracts with regional maintenance contractors to optimize efficiency and ensure compliance.
  • Conduct quarterly Risk Management assessments on properties, identifying critical safety concerns or capital requirements.

Essential Qualifications:

  • Experience: A minimum of four years in maintenance within multifamily management is required.
  • Supervisory Experience: At least two years in a supervisory role within multifamily construction.
  • Physical Requirements: Must be able to lift, push, pull, and carry up to 50 pounds. The role may involve frequent standing, walking, squatting, reaching, and climbing.
  • Availability: Must attend scheduled meetings, complete necessary training, and be open to travel, including overnight stays as needed.
  • Travel: Willingness to travel up to 50% of the time is essential.
  • Transportation: A valid driver's license and personal vehicle for local job-related travel are required.
  • Tools: Possession of basic tools for routine maintenance tasks is necessary.
  • Preferred Skills: Formal training or experience in carpentry, light plumbing, light electrical work, painting, refurbishing, and completion of the Authority's "Maintenance Test" is advantageous.
