CORE USA Investment Holding LLC is a real estate investment holding company with prime assets comprising luxury hotels, premium rentals and creative retail space. The company is looking for an Asset Management Professional to assist the management team to oversee the operational performance of existing properties and expand CORE’s investment portfolio.


This role will report directly to the General Manager and play a key role in asset management of the company portfolio while also coordinating/managing third-party service providers. Job functions of this role include improving property performance, maximizing property value and investment returns through reducing expenditures when possible, finding the most consistent and highest sources of revenue, and mitigating liability and risk.

Job Description

  • Attend monthly call with property operators and internal team;
  • Review operating budgets and capital improvement budgets, coordinating with third party property operators as well as internal investment and accounting team;
  • Review monthly financials and conduct budget variance analysis to identify opportunities for improving property performance.
  • Review annual property operating budgets and business plans to make recommendations where necessary;
  • Prepare variance reports, including notes and backup, for any variance within the general operating budget;
  • Provide support for data analysis including but not limited to financial analysis, property management operations analysis, and acquisition/disposition analysis;
  • Responsible for reviewing market and submarket data for the purpose of benchmarking across the portfolio and provide comps analysis as needed;
  • Conduct on-site property inspections and work with third party property operators and construction teams to ensure assets are maintained in peak physical condition;
  • Assist in the preparation of related presentations and deliverables;
  • Update financial models using key drivers, trend analysis, economic, and external factors;
  • Develop forecasting capabilities, including sensitivity analysis of operators’ and consolidated forecasts; and
  • Conduct preliminary feasibility studies for new investment opportunities as required by the management team;

 

 

Desired Skills and Experience

  • Minimum ten (10) years of experience managing hotel, retail or multifamily properties, with a thorough knowledge of financial, leasing, property management functions;
  • Strong financial modeling skills and analysis capabilities using Microsoft Excel;
  • Ability to work under limited supervision within tight deadlines in a fast-paced environment;
  • Ability to interface with business partners, lenders, and consultants;
  • Highly organized, motivated and success driven;
  • Excellent time management skills and the ability to manage conflicting priorities in order to meet deadlines and job requirements;
  • Detail-oriented and a natural problem solver with the resolve to independently research problems and offer solutions;
  • Team-oriented and must possess strong integrity and professionalism;
  • Excellent verbal and written communication skills, including effective presentation skills;
  • Strong negotiation, analytical and problem-solving skills.
  • Strong computer skills in Microsoft Word, Excel, PowerPoint, Adobe Acrobat.
  • CPA, CFA license or real estate qualifications preferred.
