Deer Ridge / Raspberry Woods is seeking a full-time professional Maintenance Lead to join their team in Minnetonka, MN. As a Maintenance Lead, your main responsibility is to ensure resident satisfaction, convenience, and safety by maintaining the property/community through property preventive maintenance, repairs, replacements, and timely inspections.

Working Hours

Typically, the schedule is Monday to Friday, from 8:30 AM to 5:00 PM. Please note that property office hours may vary. On-call rotation is expected once every four weeks.

Job Responsibilities and Duties:

Essential Responsibilities

  • Perform property maintenance/repairs as requested by residents or property management. This may include HVAC, plumbing, electrical work, appliances, carpentry, and more.
  • Ensure apartments are ready for new residents according to standards.
  • Carry out preventive maintenance based on set guidelines and schedules.
  • Handle exterior maintenance like roof, parking lot, and pool area upkeep (if applicable).
  • Take care of grounds maintenance including snow removal and trash pick-up.
  • Manage maintenance supply inventory, including ordering supplies and monitoring the budget.
  • Coordinate and supervise work done by external vendors.
  • Ensure compliance with safety regulations at all levels, including local, state, property, and Company guidelines.

Other Responsibilities:

  • Assist with community cleaning as needed.
  • Complete routine paperwork such as boiler and sidewalk logs.
  • Attend staff meetings and maintenance trainings per schedule.
  • Maintain confidentiality of information.
  • Deliver high-quality customer service.
  • Remain adaptable to changes and open to feedback.
  • Apply good housekeeping and safety practices.
  • Perform any additional duties as assigned by the supervisor.

Job Standards

  • High school diploma or equivalent is a must.
  • Preferred: 4+ years of maintenance experience.
  • Preferred: Special Engineers License.
  • Preferred: Certified Pool Operators (CPO) certification.
  • Preferred: EPA Refrigerant Handling certification.
  • Capable of working from drawings, verbal instructions, or sketches.
  • Possess strong communication skills with various stakeholders.
  • Adhere to organizational policies and procedures.
  • Hold a valid driver's license, access to a vehicle, and required auto insurance.
  • Ensure workplace safety for all individuals.
