Summary: The Service Team Lead at Freightyard Townhomes & Flats is responsible for handling minor and major repairs, ensuring the property is well-maintained, and responding to emergency situations as needed.

Role Expectations: As a Service Team Lead, you'll need to be self-directed, proactive, and capable of overseeing maintenance tasks effectively. You will mentor and assist other maintenance staff in their duties.

Essential Duties & Responsibilities:

  • Maintenance:
    • Complete repairs to keep the property functional and safe
    • Perform HVAC maintenance and other repairs
    • Conduct general building preventative maintenance
    • Maintain environmental conditions and perform preventative maintenance tasks
  • Administrative:
    • Keep accurate maintenance logs and inventory levels
    • Purchase parts and supplies, review pricing, and stock items
  • Cleaning:
    • Clean and maintain vacant areas and remove debris
    • Provide support for community cleaning tasks
  • Emergency Situations:
    • Respond to emergencies promptly and follow safety procedures
    • Assist with evacuations and ensure safety protocols are followed
  • Other:
    • Communicate effectively with management, vendors, and tenants
    • Participate in quality improvement initiatives
    • Assist with groundskeeping and snow removal as needed

Leadership: Lead and supervise team members, provide training and contribute to the overall success of the maintenance team.

Education & Experience:

  • Required: High School Diploma and 3-5 years of maintenance experience
  • Preferred: Trade school education, HVAC certifications, and relevant licenses
  • Certifications and/or Licenses: EPA, CPO, and/or boiler operator's license

Knowledge, Skills & Abilities:

  • Language Skills - Ability to communicate effectively with various stakeholders
  • Mathematical Skills - Ability to perform basic calculations
  • Reasoning Ability - Problem-solving skills and ability to follow instructions
  • Computer Skills - Proficiency in using web-based software and work order systems

Physical Requirements:

  • Constantly (67-100% of the time) - Ability to perform various physical tasks and lift up to 25 pounds
  • Frequently (33-66% of the time) - Lift up to 75 pounds, write reports, and drive vehicles
  • Occasionally (1-33% of the time) - Perform tasks that require sitting or lifting more than 75 pounds
