Job Title: Marketing Representative

Department: Property Management

Reports To: Community Director and/or Marketing Manager *if applicable

FLSA Status: Non-Exempt

Position Summary: The Marketing Representative is responsible for coordinating the community's marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals by performing all activities related to leasing to new residents, providing resident satisfaction throughout the term of the lease, and securing resident lease renewals.

Key Responsibilities:

  • Develop and implement marketing plans to drive traffic to the property and increase occupancy.
  • Conduct property tours and show apartments to prospective residents.
  • Process applications, credit screening, and criminal background checks for new residents.
  • Prepare lease and move-in packages and ensure a smooth resident move-in and lease signing.
  • Inspect apartments prior to resident move-in and ensure they are in move-in ready condition.
  • Stay informed about current market and competitor conditions and develop strategies to sustain occupancy.
  • Design and execute offsite marketing activities, including resident referral and employer outreach programs.
  • Use property management software to track apartment availability, record traffic and leasing activities, and manage resident and prospect data.
  • Ensure the property and show units meet the Company's standards for show quality.
  • Follow up with prospects and new residents to ensure satisfaction and secure lease renewals.
  • Respond to resident and client/owner concerns and questions and take prompt action to solve problems.

Requirements:

  • High school diploma or GED equivalent required.
  • Employment history demonstrating sales, marketing, internet, and customer service background.
  • Ability to read, write, and communicate effectively to comprehend and complete legal documents, sell and explain apartment features, and answer questions.
  • Mathematical skills necessary to complete financial records, budgets, and other fiscal reporting information.
  • Ability to apply sales skills, such as generating sales leads, conducting sales presentations, qualifying prospects, and closing sales.
  • Proficiency in word processing, property management applications, and spreadsheet management programs.
  • Current valid driver's license required.
