Southern Development Homes is on the lookout for a skilled purchasing and estimating professional to become a vital part of our dedicated team. This role is essential to the backend operations of our homebuilding process, collaborating closely with our Production and Sales teams. The ideal candidate will bring 5-7 years of experience in the construction industry, including 3-5 years specifically as a residential construction estimator or in a comparable role. Proficiency in IHMS software is highly desirable.

Key Responsibilities:

  • Generate comprehensive takeoffs for each house design, elevation, and optional features.
  • Develop site-specific takeoffs for landscaping, paving, and sod.
  • Prepare and update contracts and material lists according to model standards and options.
  • Conduct invoice reviews as necessary.
  • Track and report job cost variances in collaboration with team members.
  • Adjust option pricing as required.
  • Perform job site visits to verify the accuracy of takeoffs.
  • Assist in bidding processes with subcontractors for various communities.
  • Help maintain a vendor bid list with at least two suppliers per phase.
  • Support the Field Production Manager and Plan Designer as needed.
  • Manage and price custom requests from clients.
  • Oversee vendor relationships regarding rebates.
  • Collaborate with the design center to introduce new products.
  • Work effectively within a team environment.

Qualifications:

  • Experience with IHMS construction software is a plus but not mandatory.
  • Proficient computer skills, particularly in Excel, with the ability to extract data from databases and generate insightful reports.
  • Highly organized, capable of multitasking, and comfortable in a fast-paced setting.
  • A self-motivated individual who can work independently as well as part of a team.
  • Excellent verbal and written communication skills with a keen attention to detail.
  • Adaptable to changes in the work environment and evolving technological needs.
  • Able to manage unexpected events or delays effectively.
  • 2-3 years of experience in residential construction; 1-3 years in an estimating capacity is preferred.
