Job Title: Commercial Property Manager

US Main is seeking an experienced Commercial Property Manager to join our team. As a key member of our commercial real estate team, you will be responsible for managing a portfolio of retail and commercial office properties in the tri-state area.

Key Responsibilities:
  • Manage all activities related to assigned commercial properties, including site supervision, visits, personnel issues, tenant relations, renewal activities, and repairs.
  • Review property condition and ensure tenant compliance with lease and legal requirements.
  • Provide suggestions for improving property operations and performance, and recommend corrective actions.
  • Review tenant accounts receivable and rent rolls, and ensure collection of receivables from tenants.
  • Recommend charges and credits to the Department Manager.
  • Show vacant space and handle all calls for information and appointments.
  • Meet with the Department Manager and VP of Commercial Leasing to discuss leasing activity and update asking rents.
  • Assist the VP of Commercial Leasing with renewals as needed.
  • Implement brokerage commission agreements.
  • Handle all defects, service breakdowns, and repair conditions at sites, including communication with tenants.
  • Obtain bids from contractors, supervise and inspect completion of work, and review contractor invoices.
  • Review all matters arising out of tenant performance obligations, including reviewing plans and permits for build-outs.
  • Confirm tenant insurance for build-out and lease term.
  • Represent the company in administrative hearings, recommend and supervise corrective work, and obtain bids from contractors.
  • Meet bi-weekly with the Department Manager to review property conditions, violation matters, and tenant performance issues.
  • Coordinate tenant accounts and billing, including RE taxes, CPI, water, and sewer, with the Commercial Billing Manager.
  • Supervise all site employees and managers, and schedule them for optimum performance.
  • Establish and maintain proper channels of communication regarding issues of mutual interest with the Residential Department.
Hiring Specifications:
  • BA or BS degree preferred in Business Administration, Architecture, Real Estate Management, or a related field.
  • Strong computer skills (Word, Excel, PowerPoint, etc.).
  • Excellent general administrative and general management capabilities.
  • Well-honed communications and tenant relations/customer service skills.
  • Highly developed organizational and prioritization skills.
  • Ability to function effectively in a high-pressure, deadline-oriented work environment.
