Senior Community Operations Manager

In this pivotal role, you will oversee the effective administration, marketing, and upkeep of the apartment complex, ensuring that financial goals are met while adhering to all relevant regulatory standards.
Compensation for this position is competitive and commensurate with experience.Key Responsibilities
- Work closely with upper management to determine suitable rental rates.
- Analyze rental schedules and supervise the preparation and submission of rent adjustments and lease renewals.
- Maintain high occupancy levels.
- Ensure accurate processing of tenant move-ins, move-outs, recertifications, and lease renewals.
- Evaluate rental applications in compliance with property and agency standards.
- Adhere to company marketing strategies and reporting protocols.
- Maintain organized and complete tenant files.
- Ensure accuracy of property management software data.
- Guarantee compliance with applicable local and federal regulations.
- Oversee property maintenance and ensure grounds are well-kept.
- Guide the maintenance team in implementing effective maintenance strategies.
- Document property incidents and accidents as per company policy.
- Address resident concerns and disputes promptly and in line with site policies.
- Prepare the annual budget for the property for senior management approval.
- Provide precise financial reporting and monthly variance analysis.
- Solicit bids and manage Purchase Orders and Invoices according to company policies.
- Ensure timely collection and deposit of rents and fees in accordance with local regulations.
- Utilize company guidelines to recruit, hire, and train new staff.
- Enhance staff productivity and engagement through ongoing training and development.
- Conduct regular team meetings and embody the company's guiding principles.
- High school diploma or equivalent.
- 3-5 years of relevant experience in property management.
- 1-3 years of supervisory experience.
- Strong understanding of property management practices.
- Familiarity with landlord-tenant laws.
- Proficient in computer applications, especially Microsoft Office.
- Exceptional customer service abilities.
- Excellent verbal and written communication skills.
- Ability to manage multiple tasks in a fast-paced environment.
- Capability to work effectively with diverse individuals.
- Meticulous attention to detail.
- Bachelor's degree in a relevant field.
- Experience with property management software such as Yardi or RealPage.
- Knowledge of LIHTC and HUD regulations.
- Understanding of marketing and leasing strategies.
- Relevant professional designations (e.g., NAHP, CAM).
