Maintenance Operations Supervisor

Role Overview

We are seeking a skilled Maintenance Operations Supervisor responsible for overseeing daily maintenance activities and ensuring the physical integrity of the assigned property. This role involves adherence to Avenue5's policies and compliance with all relevant regulations. The supervisor will also manage financial aspects related to the property budget.

Key Responsibilities

  • Collaborate with the maintenance team to fulfill daily maintenance requests and uphold unit readiness standards.
  • Monitor service request progress and address recurring maintenance challenges.
  • Respond promptly to maintenance issues while maintaining professionalism.
  • Execute various maintenance tasks, including electrical, plumbing, appliance repairs, flooring, carpentry, HVAC, and grounds upkeep.
  • Conduct general carpentry tasks such as wallboard repairs, cabinet replacements, and window repairs.
  • Implement proactive preventative maintenance for various systems, including lighting and pool maintenance.
  • Ensure accuracy in work order systems and timely completion of tasks to meet company standards.
  • Conduct daily inspections of property grounds and amenities to uphold safety and cleanliness.
  • Manage property emergencies effectively, including inclement weather and other urgent situations.
  • Communicate maintenance issues promptly with the property manager.
  • Promote safety and risk management in compliance with all regulations.
  • Assist in monitoring emergency maintenance response times and participate in on-call rotations as needed.
  • Maintain high standards of cleanliness and curb appeal while interacting courteously with residents.
  • Foster positive relationships with residents and collaborate with other properties.
  • Conduct inspections before and after resident moves to ensure quality standards.
  • Mentor and guide the maintenance team.
  • Uphold a professional appearance and demeanor at all times.
  • Administer the company's risk management program.
  • Complete special projects as assigned by property leadership.
  • Solicit and oversee compliance from suppliers and contractors.
  • Collaborate with property management to ensure compliance with all policies and standards.
  • Participate in weekly property walks with leadership to address operational challenges.
  • Ensure maintenance costs align with the property budget and provide input for future budgets.
  • Perform additional duties as assigned by property leadership.

Qualifications

  • High school diploma or equivalent required.
  • Minimum of three years of experience in property management or a related field.
  • Proficient in general maintenance and carpentry skills.

Skills Required

  • Proficient in English reading, writing, and comprehension.
  • Familiarity with general office equipment.
  • Strong customer service and interpersonal skills.
  • Excellent organizational and time-management abilities.
  • Capability to handle multiple tasks efficiently.
  • Basic mathematical skills.
  • Ability to manage challenging interactions with professionalism.
  • Commitment to confidentiality.
  • Must maintain a valid driver's license and clean driving record.
  • Compliance with all safety protocols is essential.
  • Completion of Avenue5 Fair Housing, Diversity, and Inclusion Training within the first month of employment is required.
