  • Full-Time Maintenance Coordinator
  • Estimated Salary: $40,000 - $50,000 per year

As a Tenant-Based Work Order Specialist at The Susan Horak Group, you will play a vital role in ensuring the smooth operation of our maintenance department. Your primary responsibility will be to coordinate and schedule work orders, while also providing exceptional customer service to our tenants.

Key Responsibilities:
  1. Communication: Communicate effectively with tenants regarding their maintenance needs and concerns.
  2. Work Order Management: Enter incoming tenant-based work orders and assign them to the internal maintenance department or outside vendors.
  3. Coordination: Coordinate with the Inspection Coordinator and the Rental Turn Manager to ensure seamless communication and task completion.
  4. Satisfaction Follow-up: Follow up with recent move-ins to determine satisfaction and discuss any work that needs to be done.
  5. Security Deposit Refunds: Process security deposit refunds using inspections and invoices from turns.
  6. Billing: Work directly with accounting to accurately bill out for all work performed.
Requirements:
  • Technical Skills: Knowledge of Excel as well as other MS programs.
  • Organizational Skills: Exceptionally detailed and organized.
  • MATH SKILLS: Mathematically inclined.
  • Communication Skills: Excellent oral and written communication skills.
  • CUSTOMER SERVICE: Excellent customer service skills.
  • Time Management: Excellent time management skills.
  • Flexibility: Ability to be flexible.
  • Teamwork: Ability to work independently and in a team.
Preferred Qualifications:
  • Customer Service Experience: Experience in customer service, administration, and/or project management.
  • Accounting Experience: Some Accounting experience or coursework.
