At The Susan Horak Group, we are seeking a skilled Maintenance Operations Specialist to join our team.

Job Summary:

We are looking for a highly motivated and organized individual to oversee the maintenance operations of our properties. As a Maintenance Operations Specialist, you will be responsible for coordinating with technicians, tenants, and supervisors to ensure that all maintenance work orders are completed efficiently and effectively.

About the Role:

This is an excellent opportunity for someone who enjoys working in a fast-paced environment and has strong communication skills. The ideal candidate will have experience in the residential and commercial construction industry and be proficient in using property management software.

Key Responsibilities:

  • Troubleshoot work orders with tenants over the phone and in person.
  • Enter incoming work orders into property management software.
  • Assign work orders to internal maintenance technicians and outside vendors.
  • Coordinate with Property Inspectors and Rental Turn Leaders to determine maintenance needs for occupied and vacant units.
  • Communicate with the supervisor regarding the overall maintenance function of the properties.
  • Verify accurate time and detailed record of work performed by technicians at each location through the use of a service tracking application (Service Fusion).
  • Coordinate with the Accounting Department to verify accurate billing for labor and materials via receipts and completion notes for each work order.
  • Perform other duties as assigned.
  • A valid driver's license is required.

Requirements:

  • A valid driver's license and corporate-insurable driving record
  • High School Diploma/GED preferred
  • 1+ years' experience in construction preferred
  • Accounting experience or coursework a plus
  • Excellent communication, interpersonal, time-management, and organizational skills
  • Ability to work independently or in a team environment
  • Proficiency in Microsoft Office, Outlook, and Property Management Software
  • Competency in using computers and related technologies

Salary: $60,000 - $80,000 per year, depending on experience.
