Resumen del Puesto:

El Procesador Senior se encarga de obtener y preparar documentos de préstamos, documentos de crédito, tasaciones, etc., para completar los archivos de préstamos. Mantiene y actualiza registros y archivos para el procesamiento de cada préstamo; verifica la precisión y la integridad; realiza la entrada de datos. Puede preparar informes de crédito y/o contratos de compra.

Funciones Esenciales del Trabajo:
Las tareas específicas incluirán, pero no se limitarán a, lo siguiente:
  • Gestionar una cartera de 25-45 préstamos.
  • Revisar nuevos archivos dentro de 24-48 horas.
  • Cerrar cada préstamo a tiempo.
  • Solicitar todas las verificaciones, tasaciones, trabajos de título y números de caso de FHA.
  • Desarrollar y mantener conocimientos y cumplir con la política de la empresa y los requisitos del mercado secundario relacionados con los estándares de crédito/seguridad y los requisitos regulatorios aplicables a los préstamos convencionales, gubernamentales y de trabajadores por cuenta propia.
  • Mantenerse al tanto de los cambios en políticas, estándares y regulaciones aplicables a la unidad de trabajo.
  • Comprender y aplicar regulaciones locales, estatales y federales relacionadas con el procesamiento de préstamos hipotecarios.
  • Capacidad para identificar y resolver problemas de manera oportuna, objetiva y confidencial.
  • Conocimiento avanzado del procesamiento de préstamos hipotecarios complejos y la documentación y pautas de suscripción asociadas requeridas.
  • Actuar como solucionador de problemas para préstamos problemáticos, interactuando entre Originadores de Préstamos, clientes y prestamistas.
  • Registrar nuevos préstamos.
  • Revisar el 1003 por precisión.
  • Preparar el archivo de estipulaciones/requisitos y revisarlo con el Originador de Préstamos.
  • Realizar seguimiento para asegurar que se emitan cartas de Denegación de Crédito.
  • Preparar y distribuir informes de antigüedad a los Originadores.
  • Pre-suscribir todos los préstamos para asegurar la documentación de respaldo adecuada.
  • Coordinar y distribuir cambios de prestamistas y suscripción.
  • Solicitar documentación adicional rutinaria del cliente del préstamo.
  • Recopilar, enviar y despejar TODAS las condiciones de suscripción y TODAS las condiciones de financiamiento.
  • Coordinar la fecha y ubicación de cierre entre el Originador de Préstamos, el prestamista y el agente de cierre.
  • Revisar el HUD antes del cierre.
  • Asegurar que se cumplan los plazos adecuados y los procedimientos de seguimiento con los préstamos en la lista de Prospectos y la lista de Pipeline.
  • Todos los cambios en prestamistas y programas por parte de los prestamistas deben ser aprobados por el Director de Operaciones antes de los cambios.
