Job Objective

The Vice President of Asset Oversight will oversee the management of assets within Arbor Realty Trust's (ART) loan portfolio and/or the comprehensive management of Arbor's real estate owned (REO) property portfolio.

Key Responsibilities

The Vice President of Asset Oversight will undertake the following responsibilities, which include but are not limited to:

REO Management:
  • Developing and executing strategic business plans related to various real estate assets, including mezzanine and bridge loans, REO properties, and preferred equity investments.
  • Collaborating with senior leadership to evaluate strategies for workouts, foreclosures, acquisitions, and asset dispositions.
  • Conducting ongoing portfolio monitoring, assessing loan/property performance, managing distressed loans, facilitating note sales, and coordinating workouts/restructures.
  • Overseeing REO operations as necessary (including property management, brokerage/sales, etc.).
  • Assessing properties to determine liquidation strategies, whether to rehabilitate or sell as-is, estimating potential gross proceeds, and identifying associated risks, while providing supporting documentation for decisions made.
  • Leading valuation initiatives in partnership with the Asset Management team to refresh property valuations.
  • Preparing and tracking performance reports and metrics for the loan portfolio.
  • Maintaining comprehensive records of approved actions and communications with borrowers and lenders.
  • Working alongside Arbor's internal and external legal advisors to address and resolve any REO-related challenges.
Asset Oversight Duties:
  • Conducting financial analyses of properties, including reviewing operating statements, budgets, variances, loan administration, borrower support, workout and foreclosure evaluations, lease assessments, and appraisal and engineering report analyses. Additionally, coordinating new loan activities with underwriters, attorneys, accounting, servicing, etc., while assessing loan risks within the portfolio and advising senior management on risk mitigation strategies.
  • Training and mentoring Asset Management personnel.
  • Performing quarterly property valuations to ascertain asset value.
  • Executing market research to identify factors influencing property-level performance.
  • Preparing quarterly reports, valuations, and risk assessments.
  • Supervising the execution of business plans related to a variety of real estate assets, including mezzanine and bridge loans, REO properties, and preferred equity investments.
  • Collaborating closely with senior management to evaluate strategies for workouts, foreclosures, acquisitions, and asset dispositions.
  • Reviewing and interpreting legal documents, such as loan agreements, guarantees, and promissory notes, while coordinating with borrowers and respective teams to ensure compliance.
  • Monitoring capital improvement initiatives to ensure timely completion within budget constraints.
  • Providing additional loan servicing and reporting as required.
Qualifications

Education: Bachelor's degree in Finance, Real Estate, or Accounting; a Master's degree is preferred.

Experience: A minimum of 5 to 7 years of experience in Asset Management is required, with a focus on REO Asset Management, valuations, relationship management, workouts, capital markets, and rehabilitation.

Knowledge/Skills/Abilities:
  • Extensive knowledge of real estate markets, particularly in the office, residential condominium, and hospitality sectors.
  • Ability to think creatively and present ideas clearly and concisely, both in writing and verbally. The candidate should also possess the capability to train and develop analytical staff.
  • The ideal candidate will be diligent, detail-oriented, and highly organized.
