Position Overview

The Facilities Maintenance Leader will guide and develop the Maintenance Team, overseeing the upkeep and enhancement needs of a designated FPI-managed property. The primary goal is to fulfill the expectations of the Client while adhering to the operational budget and management agreement.


Compensation:
$29 - $31 / Hour

Key Responsibilities

This role supervises a team of maintenance staff, which may include Technicians, Groundskeepers, and Housekeepers, and is accountable for their performance management.


  • Implement a daily and preventative maintenance strategy to ensure the property remains in optimal, safe, and cost-effective condition.
  • Conduct daily inspections of the property and communal areas to identify maintenance issues.
  • Manage and fulfill maintenance requests promptly, ideally within 24 hours.
  • Change air-conditioning filters biannually and during tenant turnover.
  • Perform semi-annual inspections of all apartments.
  • Adhere to a preventative maintenance timetable.
  • Act as on-call maintenance for emergency services during evenings, weekends, and holidays.
  • Address after-hours lockout service requests.
  • Conduct maintenance checks and repairs on vacant units to ensure readiness for new residents.
  • Maintain and repair all equipment owned by the property.
  • Keep maintenance shops and storage areas organized and compliant with safety standards.
  • Secure all parts, inventory, and equipment appropriately.
  • Maintain an inventory of necessary parts within budgetary constraints.
  • Wear provided uniforms during work hours.
  • Supply all essential hand tools for routine maintenance tasks.
  • Ensure timely completion of maintenance duties to optimize labor costs.
  • Follow all FPI policies and procedures.
  • Undertake additional responsibilities as assigned by the Community Director.
Qualifications

A minimum of 2 years' experience in a similar supervisory role, preferably in Residential Property Management. Experience in hotel maintenance, facilities management, or construction is also valuable.

A High School diploma or equivalent is required. Industry certifications (CAMT, NAHMS, NAHMT) are preferred.

Possession of a valid driver's license, a good driving record, and current motor vehicle insurance that meets state requirements may be necessary.

Candidates must be able to wear a respirator and be medically fit for duty, complying with FPI's facial hair policy.

Proficiency in English (speaking, reading, and writing) is essential.

May require personal tools for maintenance tasks.

Strong computer skills (MS Office, Google Apps, property management software, email, internet) are necessary.
