LB&B Associates Inc. is actively seeking a **Building Operations Manager** to supervise its contract for the management and mechanical upkeep of courthouse facilities. This position will report directly to the Senior Vice President of Facilities.

**Qualifications/Experience:**

The ideal candidate for the Building Operations Manager role should possess at least a **bachelor's degree** and a minimum of **5 years** of recent experience in overseeing and managing mechanical maintenance operations for large-scale buildings, specifically those comparable in size (approximately **500,000 sq. ft.** or larger) to the facilities involved in this contract.

**Key Responsibilities:**
  • Oversee the operations and maintenance (O&M) of all facilities under this contract.
  • Manage skilled trades, administrative, and support staff, ensuring consistent service quality across all locations.
  • Monitor, train, evaluate, and guide facilities personnel.
  • Supervise the operation and maintenance of machinery, equipment, and electrical and mechanical systems.
  • Possess knowledge of machines and tools, including their designs, uses, repair, and maintenance.
  • Lead the development and implementation of preventive maintenance (PM) plans and suggest predictive projects.
  • Negotiate O&M contracts and manage vendor relationships for building services. Qualify new vendors as necessary.
  • Have the authority to procure and manage all maintenance supplies and repair parts for the facilities.
  • Conduct inspections of grounds, buildings, and equipment, documenting and reporting any repair or replacement needs.
  • Ensure effective use of the CMMS for all facilities under this contract.
  • Regularly meet with clients to provide updates on contract requirements and receive further instructions. Prepare reports as needed.
  • Must be proficient in basic Microsoft Office applications (Word, Excel, PowerPoint, Outlook), building automation systems, and computerized maintenance management systems.
  • Maintain an excellent record of customer satisfaction.
  • Perform other duties as assigned.
