Position Title: Senior Maintenance Technician

Position Summary:

The Senior Maintenance Technician is responsible for executing advanced maintenance tasks while providing guidance to the Maintenance Manager. This role involves complex troubleshooting and maintenance of commercial and industrial equipment, requiring extensive experience and technical expertise typically acquired through prior roles in maintenance.

Key Responsibilities:

  • Adhere to all safety protocols, including OSHA standards and lock-out/tag-out procedures.
  • Conduct regular inspections of systems and equipment to identify potential issues and document performance metrics.
  • Perform comprehensive maintenance and repairs on various equipment, including:
    • Electrical systems, ensuring proper installation and functionality.
    • Plumbing and piping systems, maintaining both interior and exterior components.
    • Mechanical and electrical machinery, ensuring optimal operation.
    • Conduct ongoing assessments of building system operations.
    • Execute tests and analyze data to verify equipment performance.
    • Monitor mechanical and electrical systems for efficiency and safety.
    • Ensure compliance with manufacturing standards during maintenance activities.
  • Manage administrative tasks, including parts procurement, vendor coordination, and participation in project meetings.
  • Document maintenance activities in the Computerized Maintenance Management System (CMMS) and recommend updates to preventive maintenance schedules.
  • Communicate effectively with team members and clients, ensuring clarity regarding work requests and timelines.
  • Oversee maintenance projects, providing direction to subcontractors as necessary.
  • Perform additional duties as assigned by the Site Manager.

Qualifications:

  • High School diploma or equivalent required; additional training from an accredited trade school or college is preferred.
  • A minimum of 7 years of relevant experience in mechanical, electrical, plumbing, and carpentry disciplines.
  • Possession of a valid state driver's license and relevant certifications, including Fork Truck and Universal CFC certification.
  • Ability to interpret technical documentation and safety guidelines.
  • Proficient in Microsoft Word and Excel, with the capability to manage email communications and maintenance software.
  • Strong verbal communication skills for effective interaction with diverse groups.
  • Ability to meet the physical demands of the role, including lifting and working in various environmental conditions.

Core Competencies:

  • Proficient in using hand and power tools.
  • Ability to disassemble and reassemble mechanical systems.
  • Demonstrated skills in plumbing, electrical work, and carpentry.
  • Comprehensive understanding of building systems, including HVAC and life safety systems.
  • Ability to operate various lifting equipment safely.
  • Strong problem-solving skills and adaptability to changing priorities.

Physical Requirements:

  • Regularly required to stand, walk, and use hands for extended periods.
  • Must be able to lift and move up to 70 pounds and work in various weather conditions.

Work Environment:

  • Exposure to mechanical parts, noise, and varying temperatures.
  • Use of required safety equipment, including steel-toed shoes and hearing protection.
