Position Title: Maintenance Technician III

Position Overview:

The Maintenance Technician III is responsible for executing skilled maintenance tasks while providing guidance to the Maintenance Manager regarding preventive, corrective, and general upkeep of commercial and industrial equipment. This role represents the advanced tier within the General Maintenance Technician classification, engaging in complex tasks that necessitate extensive experience, proficiency, and technical expertise.

Key Responsibilities:

  • Adhere to all safety protocols, including OSHA regulations and lock-out/tag-out procedures.
  • Conduct regular inspections of systems and equipment to identify potential issues and document performance metrics.
  • Effectively maintain, troubleshoot, and repair equipment, including:
    • Electrical installations, repairs, and maintenance of site equipment and controls.
    • Plumbing and piping installations, maintenance, and repairs for both interior and exterior building components.
    • Mechanical and electrical equipment installation, repair, and maintenance.
    • Routine assessments of building system operations.
    • Testing and analysis of data to ensure optimal equipment functionality.
    • Monitoring the operation of mechanical, electrical, and other systems.
    • Executing work in accordance with manufacturing standards and change processes for core equipment.
  • Manage administrative tasks such as parts ordering, vendor management, and participation in project meetings.
  • Document work results in the Computerized Maintenance Management System (CMMS), analyze findings, and suggest updates to the preventive maintenance schedule.
  • Communicate effectively with colleagues and customer representatives, ensuring clarity regarding work requests and timelines.
  • Oversee maintenance projects, including complex equipment repairs, while guiding subcontractors.
  • Perform additional duties as assigned by the Site Manager.

Qualifications:

  • High School diploma or equivalent required; at least 2 years of training from an accredited trade school or college preferred.
  • A minimum of 7 years of relevant experience in mechanical, electrical, plumbing, and carpentry fields.
  • Possession of a valid state driver's license and relevant certifications, including Fork Truck operator's license and Universal CFC certification.
  • Ability to interpret various forms of instructions, including safety rules and maintenance manuals.
  • Proficient in writing reports and correspondence, with a working knowledge of MS Word and Excel.
  • Effective communication skills, particularly in group settings.
  • Capability to perform essential duties satisfactorily, with reasonable accommodations available for individuals with disabilities.

Core Competencies:

  • Proficient in using hand and power tools.
  • Able to disassemble and reassemble fixtures and HVAC equipment.
  • Demonstrated skills in plumbing, electrical work, and carpentry.
  • Understanding of building systems, including HVAC, plumbing, and electrical systems.
  • Mastery in specific skill sets such as Electrical, Carpentry, HVAC, Plumbing, and Building Automation.
  • Competent in operating forklifts and aerial lifts.
  • Ability to adapt to changing priorities and manage unexpected downtime effectively.
  • Willingness to support non-standard schedules and weekend work as needed.
  • Strong problem-solving skills in practical situations.

Physical Requirements:

  • Regularly required to stand, walk, and use hands for extended periods.
  • Must be able to lift and move up to 70 pounds and tolerate varying environmental conditions.

Work Environment:

  • Exposure to moving mechanical parts and outdoor weather conditions.
  • Potential exposure to fumes, chemicals, and high noise levels.
