Position: Senior Maintenance Technician
Overview:
The Senior Maintenance Technician plays a crucial role in ensuring the operational efficiency of commercial and industrial facilities. This position involves performing advanced maintenance tasks and providing guidance to the Maintenance Manager on preventive and corrective maintenance strategies.
Key Responsibilities:
- Adhere to all safety protocols, including OSHA regulations and lock-out/tag-out procedures.
- Conduct regular inspections of systems and equipment to identify and document performance issues.
- Perform skilled maintenance, troubleshooting, and repairs on various equipment, including:
- Electrical systems and controls.
- Plumbing and associated components.
- Mechanical and electrical machinery.
- Building system operations assessments.
- Data analysis to ensure optimal equipment functionality.
- Manage administrative tasks such as parts ordering, vendor relations, and project meeting participation.
- Document maintenance activities in the Computerized Maintenance Management System (CMMS) and recommend updates to preventive maintenance schedules.
- Communicate effectively with team members and clients to ensure clarity on work requests and timelines.
- Oversee maintenance projects, including complex repairs, while providing direction to subcontractors.
- Perform additional duties as assigned by the Site Manager.
Qualifications:
- High School diploma or equivalent; completion of an accredited trade program is preferred.
- A minimum of 7 years of relevant experience in mechanical, electrical, plumbing, and carpentry.
- Possession of a valid state driver's license and relevant certifications.
- Ability to interpret various forms of instructions and technical documentation.
- Proficient in Microsoft Office Suite and maintenance management software.
- Strong verbal communication skills for effective interaction with diverse groups.
- Capability to meet the physical demands of the role, including lifting up to 70 pounds and working in varying environmental conditions.
Competencies:
- Proficient in using hand and power tools.
- Ability to disassemble and reassemble mechanical systems.
- Demonstrated skills in plumbing, electrical work, and carpentry.
- Understanding of building systems including HVAC and Life Safety Systems.
- Ability to adapt to changing priorities and maintain high-quality standards.
Physical and Work Environment:
- Regularly required to stand, walk, and lift heavy objects.
- Exposure to various environmental conditions, including outdoor weather.
- Use of personal protective equipment may be necessary.
