Community Manager Job Description

Sandwood Management is seeking a seasoned Community Manager to oversee two sister property communities in Meridian, MS.

Key Responsibilities:
  • Understand financial goals and operate the asset in the best interest of owners, adhering to company policies and procedures.
  • Maintain exceptional customer service relationships with residents and property owners, responding promptly and courteously to inquiries and concerns.
  • Accurately record all community transactions, including rent rolls, delinquency reports, move-in/move-outs, and other relevant data.
  • Prepare annual budgets and income projections, ensuring timely and accurate financial reporting.
  • Collect, post, and deposit rents and late fees/check charges, generating necessary legal action and documents as required.
  • Submit invoices to the corporate office for payment, manage petty cash, and oversee all funds.
  • Build a sense of community through resident functions and communication strategies, fostering a positive and inclusive environment.
  • Lead a high-performing on-site team by hiring, training, and coaching talented individuals, executing a performance management system.
  • Plan and coordinate weekly/daily office staff schedules and assignments, ensuring timely and efficient administrative processes.
  • Oversee outside contract vendors, ensuring seamless service delivery.
  • Maximize property occupancy through creative marketing strategies and effective leasing team management.
  • Coordinate resident move-ins and move-outs, conducting thorough apartment inspections and utilizing in-house employees or outside contractors as needed.
  • Delight residents by responding promptly and courteously to requests and concerns.
  • Coordinate maintenance schedules and assignments with the Maintenance Supervisor, ensuring timely and effective property upkeep.
  • Ensure vacated apartments are thoroughly inspected and prepared for re-rental, with a Statement of Security Deposit prepared in a timely manner.
Requirements:
  • 3+ years of Property Management experience
  • Yardi experience preferred
  • Valid driver's license required
  • Successful completion of a pre-employment background check and drug test
