Position Summary:

Allied Orion Group is seeking a dedicated Property Leasing Specialist with a proactive approach to effectively manage marketing, leasing, and fostering positive relationships with residents.

Role Summary:

The Property Leasing Specialist plays a crucial role in achieving high occupancy rates and enhancing resident retention by building strong connections with prospective and current residents, clients, and vendors.

KEY RESPONSIBILITIES:

To excel in this role, the individual must successfully perform the following essential duties:
  • Conduct all sales and leasing operations (welcome and qualify prospects, conduct property tours, and showcase amenities).
  • Ensure that the property and display units align with the company's standards for marketing and leasing tours. Communicate maintenance needs to the Property Manager and Maintenance Team.
  • Document all telephone and in-person inquiries in accordance with company policy.
  • Facilitate the application process as per company guidelines.
  • Oversee the lease completion process in line with company standards.
  • Manage the move-in procedures according to company policy.
  • Administer the lease renewal process as per company guidelines.
  • Handle the move-out process in accordance with company policy.
  • Utilize on-site property management software to monitor apartment availability.
  • Stay informed about market trends and competitor conditions that may influence the property's occupancy rates. Prepare market surveys.
  • Develop marketing strategies and initiatives to attract potential residents.
  • Engage in outreach marketing and maintain records of all marketing activities.
  • Demonstrate proficiency in online marketing tools, including popular platforms.
  • Distribute newsletters, flyers, and resident communications.
EDUCATIONAL AND TRAINING REQUIREMENTS:

Qualifications:
  • High school diploma or equivalent.
  • Minimum of 1 year of experience in apartment leasing and/or sales.
SKILLS AND COMPETENCIES:
  • Experience in apartment leasing or a customer service-oriented field (e.g., retail, hospitality).
  • Ability to read, write, and communicate effectively to understand and complete documents, lease agreements, and interact with residents.
  • Demonstrated sales skills (generating leads, conducting presentations, qualifying prospects, and closing sales).
  • Basic mathematical skills for calculating rents, deposits, etc.
  • Proficiency in property management software and Microsoft Office for report generation and marketing materials.
  • Basic understanding of Fair Housing Laws.
ADDITIONAL QUALIFICATIONS:

Preferred Certifications:
  • National Apartment Leasing Professional (NALP) certification is preferred.
  • Fair Housing training is preferred.
