Position: Property Manager (Bilingual Preferred - Eng/Span)

We are seeking a dedicated Property Manager to oversee Mobile Home Parks and efficiently manage multiple properties in the local vicinity. The Property Manager will take on all duties necessary to achieve property goals as defined by the organization and property stakeholders. This role includes comprehensive bookkeeping responsibilities, along with precise reporting of all financial transactions, vacancies, income, delinquent balances, accounts payable, and budgeting. Property Managers will work on-site at properties and travel between designated locations.

Key Responsibilities:

  • Manage daily operations of one or more rental properties, primarily mobile home communities.
  • Serve as the primary point of contact for prospective tenants, discussing lease agreements, showcasing units, and conducting open houses.
  • Evaluate applicants by performing background and credit checks, as well as verifying references.
  • Communicate with tenants regarding rent payments and lease negotiations, ensuring smooth operations within the units.
  • Collaborate with senior management to keep them and property owners informed about developments at the community.
  • Property Managers may need to complete state licensure exams related to real estate laws and property management fundamentals.

Essential Duties:

  • Oversee management of properties within a 1-3 hour travel radius.
  • Assist the Regional and/or Portfolio Manager with administrative tasks, including budget preparation, collections, and tenant notifications.
  • Conduct all operations in compliance with company policies, Fair Housing regulations, ADA, Fair Credit Reporting Act, and all relevant Federal, State, and Local laws governing Multi-Family Housing.
  • Implement and enforce all policies and procedures as outlined in the Company’s guidelines.
  • Maintain accurate resident records, update the Regional Manager on collected and delinquent rents, and prepare all necessary notices.
  • Ensure effective communication with staff and maintain knowledge of leasing and resident retention programs.
  • Monitor market conditions and trends to contribute ideas for marketing the community and enhancing resident satisfaction.
  • Keep detailed records of move-ins/outs, application statuses, traffic activity, and closing ratios.
  • Perform additional duties as assigned by the Regional Manager.
  • May be required to fulfill Leasing Consultant duties based on property size.

Physical Requirements:

  • Ability to operate a vehicle in accordance with local and state regulations and company policy.
  • Capability to walk distances at client properties, including navigating stairs and lifting items overhead.
  • Possession of a valid driver’s license and a clean driving record.
  • Flexibility to work during irregular hours as needed.

Qualifications:

  • Bilingual in Spanish and English is highly preferred; effective communication skills are essential.
  • A minimum of a high school diploma is preferred.
  • Prior experience in property management or a related field is advantageous.
  • Licensure as a Property Manager is a plus.
  • CAM or ARM designations are beneficial.
  • Strong written and verbal communication skills to facilitate effective interactions with residents, employees, vendors, and owners.
  • Proficiency in computer software, including Google Workspace, MS Word, MS Excel, Rent Manager, and related applications is preferred.
  • Basic understanding of Landlord/Tenant laws, Fair Housing/ADA regulations, and OSHA & EPA requirements for the property management industry.
