Position: Property Manager (Bilingual Preferred - Eng/Span)

We are seeking a dedicated Property Manager to oversee Mobile Home Parks and manage multiple properties in the vicinity. The Property Manager will take on all duties necessary to achieve property goals as outlined by the organization and property stakeholders. This role includes comprehensive bookkeeping responsibilities and precise reporting of all financial transactions, including deposits, vacancies, income, delinquent balances, accounts payable, and budgeting. Property Managers will work on-site at properties and travel between assigned locations.

Key Responsibilities:

  • Manage daily operations of one or more rental properties, primarily mobile home communities.
  • Serve as the primary contact for prospective tenants, discussing lease agreements, showcasing units, and conducting open houses.
  • Evaluate applicants by performing background checks and verifying references.
  • Communicate with tenants regarding rent payments or lease negotiations, ensuring smooth operations within the units.
  • Collaborate with senior management to keep them and property owners informed about developments at the park.
  • May be required to obtain state licensure related to real estate law and property management fundamentals.

Property Management Duties:

  • Oversee properties within a 1-3 hour travel radius.
  • Assist the Regional and/or Portfolio Manager with administrative tasks, including budget preparation and tenant communications.
  • Conduct all operations in compliance with company policies, Fair Housing regulations, ADA, Fair Credit Reporting Act, and all relevant laws regarding Multi-Family Housing.
  • Implement and enforce all policies and procedures as outlined in company guidelines.
  • Maintain accurate resident records, update the Regional Manager on collected and delinquent rents, and prepare necessary notices.
  • Ensure effective communication with staff and maintain knowledge of leasing and resident retention programs.
  • Monitor market conditions and trends, contributing ideas for marketing strategies and enhancing resident satisfaction.
  • Keep detailed records of move-ins/outs, application statuses, and traffic activity.
  • Perform additional duties as assigned by the Regional Manager.
  • May also fulfill Leasing Consultant responsibilities if property size necessitates.

Physical Requirements:

  • Ability to operate a vehicle in accordance with local and state regulations.
  • Ability to navigate client properties, including stairs, and perform physical tasks as needed.
  • Possess a valid driver’s license and maintain a good driving record.
  • Flexibility to work during irregular hours based on business needs.

Qualifications:

  • Bilingual in Spanish and English is highly preferred, with effective communication skills required.
  • A minimum of a high school diploma is preferred.
  • Prior experience in property management or a related field is advantageous.
  • Licensure as a Property Manager is a plus.
  • CAM or ARM designations are preferred.
  • Strong written and verbal communication skills are essential for effective interactions with residents, employees, and vendors.
  • Familiarity with software such as Google Workspace, MS Word, MS Excel, and Rent Manager is preferred.
  • Basic understanding of Landlord/Tenant laws and Fair Housing regulations is necessary.
