Key Responsibilities & Objectives:

  • Develop safety plans, set clear expectations, and manage performance through regular jobsite observations.
  • Drive quality standards, planning, and performance management through consistent jobsite evaluations and corrective measures to minimize rework.
  • Implement a Site Observation Reporting process to ensure that all subcontractor corrective actions are addressed without surprises.
  • Collaborate with the Owner, subcontractors, and material suppliers to identify opportunities for enhancing productivity, project execution, and overall margin performance.
  • Facilitate effective communication processes to ensure timely problem resolution and risk mitigation strategies are aligned with stakeholder objectives.
  • Engage in knowledge transfer by sharing key learnings from previous and current projects to inform future endeavors.
  • Document the comprehensive project plan, including specific task lists such as CPM schedules, communication maps for the workforce, detailed task lists, control points, layout plans, equipment plans, shipping communication plans, material organization plans, revised drawings, details, and RFIs.
Project Manager Responsibilities:
  • Foster an environment of trust and respect within the project team, promoting collaboration and synergy.
  • Provide weekly and monthly performance reports to illustrate project status against the planned objectives.
  • Lead the collaborative efforts between field management and the workforce, demonstrating a commitment to align Summit's safety expectations with specific construction tasks and activities.
  • Manage subcontractor relationships with a balanced approach to build strong partnerships.
  • Address performance issues promptly with underperforming subcontractors to protect Summit from delays and potential impacts.
  • Support the Project Manager in the change management process to ensure adherence to the baseline scope, schedule, and cost.
  • Coordinate with the Project Manager to recover legitimate general conditions costs related to Owner changes.
  • Proactively manage risks by identifying, mitigating, and taking timely action on discrepancies in safety, quality, scope, schedule, and cost performance.
  • Establish a trusting and professional relationship with the Owner, keeping them informed of significant matters to prevent surprises.
  • Assist in cost management and forecasting (supporting the Project Manager).
  • Support the Project Manager in the procurement and subcontracting process to ensure timely and cost-effective buyout of each discipline's scope of work, facilitating a smooth transition to Summit's vendor/subcontractor partners.
  • Assist the Project Manager with the payment application process to ensure timely and accurate payments from the Owner, including fulfilling the role of collections.
  • Ensure all vendors/subcontractors submit draft payment applications by the 20th of each month and secure revisions/approvals before month-end.
  • Follow the established weekly meeting and communication plan to provide effective communication and problem-solving.
Qualifications:
  • Strong business judgment and acumen, along with exceptional organizational skills and attention to detail.
  • Ability to analyze and execute financial trade-offs while navigating incomplete data and ambiguity.
  • Capability to manage multiple tasks and prioritize competing demands from Summit's business needs, organizational challenges, subcontractor issues, and customer relations.
