Qualifications:

Education:

  • A four-year bachelor's degree is mandatory.

Designations:

  • Preferred but not required: Professional designation (or candidate) for Certified Professional of Occupancy (CPO) or Accredited Residential Manager (ARM).

Characteristics:

  • Strong business acumen, marketing, and management insight.
  • Exceptional customer service, interpersonal, and conflict resolution abilities.
  • Outstanding motivational skills and sales proficiency.
  • Previous experience in Property Management is advantageous.
  • Proficiency in both Spanish and English is preferred.
  • This role will involve responsibilities across multiple apartment community locations.

Key Responsibilities:

  • Assist the site Property Manager in daily operations and financial management of the housing community.
  • Undertake various duties akin to those of the Property Manager.
  • Provide direct and/or indirect supervision for property operations.
  • Report directly to the Property Manager and District Manager, with indirect reporting to the Senior Vice President of Property Management.

Job Functions:

  • Prepare, review, and approve all applicant and resident certifications in line with the site's selection and screening policy.
  • Regularly assess site operations for compliance with the Subsidized Housing program.
  • Maximize revenue through high occupancy rates and minimizing vacancy and bad debt losses.
  • Deliver exceptional customer service and develop a resident retention program.
  • Conduct marketing efforts and tours for prospective residents.
  • Enhance Net Operating Income (NOI) through revenue optimization and expense management while maintaining property standards.
  • Oversee accounts payable processes, including posting, coding, and approving invoices.
  • Review monthly operating statements and clarify variances as necessary.
  • Manage rent collections and enforce residency guidelines and lease agreements.
  • Initiate legal actions as necessary to ensure compliance and supervise any ongoing legal matters.
  • Oversee the turnover process, including inspections and application processing.
  • Inspect and approve maintenance work completed by staff and vendors.
  • Implement corporate and property operating policies and procedures.
  • Ensure compliance with company and regulatory standards for property appearance and landscaping.
  • Exercise sound judgment to mitigate legal, liability, physical, and safety risks.
  • Investigate and report all accidents, claims, and emergencies appropriately.
  • Perform any additional tasks as assigned by the Property Manager, District Manager, Senior Vice President, or owners.
