Job Overview

The Residential Property Supervisor is accountable to regional and/or corporate management and oversees the daily operations of a designated apartment community. Key responsibilities encompass managing team performance; implementing marketing strategies, leasing, and collections to optimize revenue; fostering resident relations and customer service to enhance resident retention and satisfaction; overseeing property maintenance, contracted services, and capital enhancements to uphold aesthetic standards and control expenses; ensuring compliance with relevant local, state, and federal regulations regarding fair housing and safety.


Key Responsibilities:
  • Oversees all on-site personnel, establishing and communicating productivity benchmarks to enhance property performance and individual achievement.
  • Works towards attaining optimal performance based on annual objectives to boost revenue and ancillary income.
  • Determines, with upper management's approval, the ideal rental rates based on market trends and applicable rent concessions.
  • Utilizes a lease expiration strategy for managing lease renewals and mitigating the impact of significant seasonal expirations.
  • Conducts leasing activities and prepares units for leasing as necessary.
  • Ensures resident issues and complaints are resolved in collaboration with the team.
  • Plans, executes, and participates in social and community events for residents.
  • Communicates effectively with staff to ensure that directives and objectives are clearly understood and encourages feedback.
  • Establishes and monitors the property budget daily in alignment with set goals, maintaining expenses within budgetary limits.
  • Ensures collection and deposit of all applicable deposits, rents, and ancillary revenues.
  • Submits invoices and manages all accounting activities with the Accounts Payable Department.
  • Procures necessary equipment and supplies for the community with corporate approval.
  • Engages in, approves, and oversees marketing initiatives to enhance occupancy at the assigned property, evaluating the effectiveness of marketing strategies.
  • Collaborates with the service team to manage property maintenance programs, ensuring prompt and courteous responses to maintenance requests and maintaining property aesthetics.
  • Regularly inspects the property for quality assurance and identifies areas for improvement.
  • Monitors and assesses property landscaping and other features to identify potential safety hazards and ensure high-quality aesthetics.
  • Performs additional related duties as assigned to fulfill business needs.

Qualifications:

Comprehensive knowledge of apartment management laws and regulations at federal, state, and local levels. Strong business and financial acumen to manage and control expenses. Ability to visually assess units, grounds, and other property aspects to ensure adherence to standards. Proficient communication skills, both verbal and written. Critical thinking and problem-solving capabilities. Project management skills with the ability to organize, prioritize, and meet deadlines. Proficiency in Microsoft Office applications (Word, Excel, Outlook, and PowerPoint). Ability to maintain confidentiality and exercise appropriate discretion.
